Our NPI inspectors were beyond thorough, more than happy to educate along the way, and overall made my fiancé and I feel more comfortable about buying our first home. If you’re going somewhere else, you’ve already messed up.

Frequently Asked Questions About Buyer's Inspections

National Property Inspections Quad Cities is here to help you get the clarity and confidence you need to make an informed home purchase. Below, we’ve compiled answers to some of the most common questions that homebuyers have about inspections, so you can feel informed and prepared as you move forward in your homebuying journey.

The average home inspection takes between 2 and 3 hours. Factors that can affect the inspector’s time on site include the size and age of the property, and any additional services requested.

We encourage you and your agent to be present for the last 30 minutes of the inspection so that we can conduct a final walkthrough. During this time, we’ll show you any important findings and you’ll have a chance to ask as many questions as you’d like.

Your inspector will assess all of the home’s major structures and systems to determine their current condition, as well as needed maintenance or repairs. We also pay close attention to issues that can compromise the health and safety of a home like water intrusion, gas leaks, smoke detector functionality, handrail placement, and trip hazards.

Houses never “pass” or “fail” an inspection. Anything can be fixed! We are here to act as an unbiased third party so that you can understand the condition of the home and make the best decision for your family.

No, your inspector will not damage, modify, or move anything in the home to complete the inspection. We have the tools and technology to spot hidden issues and enter hard-to-reach places without the need for invasive measures.

The inspection report we provide is the property of the party that pays for the inspection service. In most real estate transactions, the homebuyer pays for the inspection of the home they’ve made the offer on.

It depends. Based on the type of loan you’re applying for, a home inspection may be required or optional—but either way, it’s always a good idea.

Here is a list of tasks that the current occupant or listing agent should plan to complete prior to the inspector’s scheduled appointment.

I recently used National Property Inspections and was thoroughly impressed with the level of service provided. Mark and his crew were highly professional, diligent, and articulate throughout the entire process. Their attention to detail gave me full confidence in the property’s condition and in my next steps. I highly recommend NPI.

Awesome job by the inspector. They showed us many areas to watch in the coming years, were very thoughtful, and didn't rush. Proud to serve veterans. Their experience was evident and we knew they were there to help and not to just complete paperwork. They know their stuff. Highly recommended.

This was a great experience. Mark made me very comfortable and proud of the home I bought. I felt he knew what he was looking for and helped make me have knowledge about it also. He did find some minor things and took time to discuss options on how to address them. Just a wonderful person working for a great company. Can't beat that!

We picked NPI because Mark had inspected two other homes for family members and he did a thorough job. We knew we could trust his report to know if this was the home for us - and it is! Thank you Mark and Tracy for taking pride in the work you do. We are looking forward to making new memories in our new home.
Gerold S.
Mark and the NPI team are awesome! Mark is very thorough and very trustworthy. Seventeen years ago I had him look through my current house and all the areas he talked about then were very accurate. If we end up moving again at some point, we will continue to use him and will recommend his services to anyone we come across. Thank you, Mark!
Alexandra M.
Mark was incredibly helpful! His inspection was thorough but he also took the time to explain everything to us, give advice, and talk us through his process. We have incredible peace of mind after that inspection.

Mark and Tracy were great to work with. Their communication was amazing and their post-inspection was great. I was able to meet with Mark so that he could address some of his concerns and things he liked about the building. I am extremely grateful and would highly recommend them to anyone looking to purchase a new home or office building.
Bob & Trish H.
We initiated this inspection to help identify repairs/updates necessary to prepare our house for a future sale. Mark did an excellent job of identifying those needs and their priority while also answering all of our questions. The report was very thorough and exactly what we wanted. Thank you, Mark!
Cassie S.
We joined the inspection with Mark and found it incredibly informative. He even took the time to teach my sons about how to turn off the power, water, and gas in emergencies. He absolutely went above and beyond what we expected. I would not work with anyone else after this experience.
Brianna W.
We had an incredible experience with Mark at NPI. Mark did a great job of educating us on elements of our home, explaining all of the utilities and safety features. He was also very personable throughout the whole process. We would 100% recommend them to our family and friends! Thanks for such a great experience!!

Bundle your home inspection with ancillary services to get an even more complete picture of the condition and safety of your property. In addition to our residential and commercial property inspections, NPI offers a suite of services that can be tailored to your specific needs. Here are just a few services that our other homebuyers commonly include with their standard home inspection.

As the second leading cause of lung cancer, radon is a colorless, odorless gas that can enter your home through your foundation.

Termites and other wood-destroying organisms can cause catastrophic damage to your home’s structure if left untreated.

Your NPI inspector will collect water samples and send them to a lab to test for Coliform bacteria, radon, and more.
