This 46,000 square foot property was built in 1953 and originally served as the High Point Public Library. For the past 25 years, it has housed a portion of the High Point Furniture Market, the world’s largest furniture tradeshow. The primary use of the building is to house the furniture market twice a year, and the building is uninhabited by people the majority of the time. This presented certain inspection challenges, like evaluating the adequacy of roof-mounted HVAC units, finding thermostats and locating electrical panels obscured by furnishings. One thermostat was even discovered behind a piece of 3D art work!
A unique feature of this building is its basement. A portion of the basement is located under the rear driveway and previously used parking lot, and water intrusion was an ongoing issue. Also, one 30-ton HVAC unit could not be tested at the time of inspection due to a copper thief who had taken a portion of the refrigerant line.
As a bonus to our client, the library located a few historical photographs of the exterior and interior of the building from when it served as the public library. We included them with our inspection report to commemorate the buyer becoming an important part of local history.
A local contractor was building a spec home that required a series of draw inspections for the lender. Nothing stood out about the 1,600 square foot home itself, but its construction went more slowly than usual and it had not been completed at the time of the last inspection. We performed 18 draw inspections on the property over a 12-month period, and on several of these inspections, there had been little to no progress made. At one point, the builder even provided a photograph of work that was completed on a different house. According to the lender, 18 draw inspections matched their “world record.”
This 105-year-old, 3,100 square foot home was first constructed as a grist mill. Over the years, the original structure was added on to, with a portion of the building serving as a general store and a post office for a period of time. Although most of the mill equipment had been removed and what remained was dilapidated, much of the structure’s original character stayed intact. The property is situated on a quiet, nine-acre parcel, which includes a horseshoe bend in the river, plus the dam and pond constructed to power the original grist mill.
Our clients planned to purchase the property for use as a vacation home, and they certainly landed a beautiful and relaxing setting. They were so pleased with our inspection report that a year later, they requested that we travel beyond our usual territory to inspect a home they were planning to purchase as a primary residence. We gladly obliged!
