A Four Point Inspection focuses on just four main areas of interest in the home:
• Roof: Roof covering and shingles • HVAC: Heating, ventilation, and air conditioning • Electrical system: Wiring and panels • Plumbing: Water heater, plumbing materials, and pipe condition
These areas of the home are of special concern because they’re the primary sites of fire damage, water intrusion, and other extensive issues. Problems in these areas often lead to expensive repairs or even irreversible damage.
Why do I need a Four Point Inspection? Four Point Inspections are typically ordered for homeowner insurance purposes. Since insurance companies are reluctant to issue policies on homes 25 years and older, they require certain information about the condition of the home’s four most important systems in order to gauge risk and liability. For example, if outdated piping materials are found in the plumbing system, the likelihood of those pipes disintegrating while the home is under policy goes up. This may leave an insurance company reluctant to offer coverage to the homeowner.
A Four Point Inspection helps provide documentation about the condition of an older home’s major systems. This gives insurance companies the information they need to either grant or deny coverage.
How does a Four Point Inspection differ from a full home inspection? While a Four Point Inspection covers only the four areas listed above, a full home inspection covers much more. A home inspection is a visual, noninvasive assessment of a home’s interior and exterior components. With a full home inspection, you’ll receive a report on the condition of all elements covered in a Four Point Inspection, plus appliances, foundation, insulation, outlet function, doors, windows, siding, decks, patios, and more. A Four Point Inspection is not considered a replacement for a full home inspection, but may be required in order to receive homeowner insurance.
