Balconies are a great amenity to properties, but only a balcony inspection by a certified property inspector will ensure that your balcony is in good condition and safe to use. To avoid accidents, such as structural collapse of the balcony or a fall caused by loose railings, balcony inspections have become a standard requirement for Florida properties.

Do I need a Balcony Inspection?
Florida administrative codes dictate that all public balconies (such as for hotels, condos, or apartments) require inspections in the following instances:

  • Any change in ownership
  • A previous inspection is out of date (every 3 years)
  • A public property is three or more stories tall
  • A property is more than 17 feet above grade

Note: Short-term rental properties are not exempt from these guidelines in the state of Florida. Any properties listed on Airbnb or VRBO are subject to the same safety standards as traditional public properties. To ensure that you are keeping within Florida compliance standards, a Balcony Inspection will provide the documentation necessary for legal operation.

What is inspected in a Balcony Inspection?
Our licensed NPI Manatee County inspectors offer a visual inspection of any decking, wall fastenings, attachments, and railing integrity during a balcony inspection. Any stairwell railings will also be inspected, as the inspector records any deficiencies or defects discovered.

For any necessary repairs, inspectors can aid in specialist recommendations or maintenance strategies before a reevaluation.
