Our NPI inspectors were beyond thorough, more than happy to educate along the way, and overall made my fiancé and I feel more comfortable about buying our first home. If you’re going somewhere else, you’ve already messed up.

Frequently Asked Questions About Buyer's Inspections

National Property Inspections East Tampa Bay is here to help you get the clarity and confidence you need to make an informed home purchase. Below, we’ve compiled answers to some of the most common questions that homebuyers have about inspections, so you can feel informed and prepared as you move forward in your homebuying journey.

The average home inspection takes between 2 and 3 hours. Factors that can affect the inspector’s time on site include the size and age of the property, and any additional services requested.

We encourage you and your agent to be present for the last 30 minutes of the inspection so that we can conduct a final walkthrough. During this time, we’ll show you any important findings and you’ll have a chance to ask as many questions as you’d like.

Your inspector will assess all of the home’s major structures and systems to determine their current condition, as well as needed maintenance or repairs. We also pay close attention to issues that can compromise the health and safety of a home like water intrusion, gas leaks, smoke detector functionality, handrail placement, and trip hazards.

Houses never “pass” or “fail” an inspection. Anything can be fixed! We are here to act as an unbiased third party so that you can understand the condition of the home and make the best decision for your family.

No, your inspector will not damage, modify, or move anything in the home to complete the inspection. We have the tools and technology to spot hidden issues and enter hard-to-reach places without the need for invasive measures.

The inspection report we provide is the property of the party that pays for the inspection service. In most real estate transactions, the homebuyer pays for the inspection of the home they’ve made the offer on.

It depends. Based on the type of loan you’re applying for, a home inspection may be required or optional—but either way, it’s always a good idea.

Here is a list of tasks that the current occupant or listing agent should plan to complete prior to the inspector’s scheduled appointment.

Our Client Testimonials

Here’s what our inspection clients have to say about their experience with NPI.

James A.
Kevin did a phenomenal job on our builder's warranty inspection. He was able to identify a few areas that would have been completely missed until they caused issues down the road. We love our home and have had a good experience with our builder, but having a non-biased set of eyes to take a look really was an excellent choice. I can't recommend his services enough!
Alexander S.
We had 2 homes inspected by Kevin from National Property Inspections, and he did a PHENOMENAL job. His inspections were detailed, thorough, and complimented by realtors and various vendors alike. I will and would use Kevin for all my home inspection needs.
Dennis P.
I have years of experience in the construction industry but still wanted a professional who could provide constructive criticism to a home I'm having built. I contacted Kevin Shultz of NPI, and he came prepared with all the necessary tools. His fees were well worth it, and he actually pointed out items I missed. Thank you, Kevin, for being such a PRO!
Genesis C.
I can't recommend Kevin enough! I found him because of the excellent reviews he already had, and he went above and beyond my expectations. He moved mountains to help us get our engineering inspection done on time, and his price was completely reasonable. Very satisfied customer here.
Ricardo B.
My wife and I were truly pleased with Kevin's work and professionalism on an excellent inspection for our new home. He was transparent and spoke with us about all findings (like a hole in the upper wall that would capture rain water and cause mold). I recommend Kevin to anyone seeking a home inspection. He is truly superb at what he does.
Michael Z.
As a realtor, I used Kevin for the inspection of my own home purchase. He was very punctual and thorough, and addressed the major concerns I had. He even went out of his way to accommodate us with a thermal inspection and a return visit to reinspect. I will be recommending him to my future clients. Thanks, Kevin!
Allie M.
I have worked with Kevin twice now and will continue to do so. He makes me feel like he has my best interest in mind when doing our home inspections. Easy to communicate with, prompt response time, and professional. You will not be disappointed working with National Property Inspections.
Amita G.
I had a great experience working with Kevin. From the start, he was very responsive and the inspection was very very detailed. You can see that Kevin takes pride in his work and has the customer's best interest. I have no reservations on recommending his services to my friends and family. I also plan on using his services in the future!
Frank B.
Kevin Shultz is an excellent professional for you to hire to do your home inspections. He goes above and beyond normal service, and he also does engineering inspections so you don't have to hire different inspectors for the same home. Also, he has lots of contacts for other areas like WDO and is eager to help you in your home purchase.
Karen B.
Kevin Shultz from NPI was referred to me and I am so so grateful. Since I am temporarily living out of state, I was relying on Kevin to be my eyes and ears and he really came through. Kevin sent me an inspection report that was detailed and thorough - 50 pages long with pictures as well. I would not hesitate to use Kevin again and I highly recommend National Property Inspections.
