Our NPI inspectors were beyond thorough, more than happy to educate along the way, and overall made my fiancé and I feel more comfortable about buying our first home. If you’re going somewhere else, you’ve already messed up.

Frequently Asked Questions About Buyer's Inspections

National Property Inspections Coastal Carolinas is here to help you get the clarity and confidence you need to make an informed home purchase. Below, we’ve compiled answers to some of the most common questions that homebuyers have about inspections, so you can feel informed and prepared as you move forward in your homebuying journey.

The average home inspection takes between 2 and 3 hours. Factors that can affect the inspector’s time on site include the size and age of the property, and any additional services requested.

We encourage you and your agent to be present for the last 30 minutes of the inspection so that we can conduct a final walkthrough. During this time, we’ll show you any important findings and you’ll have a chance to ask as many questions as you’d like.

Your inspector will assess all of the home’s major structures and systems to determine their current condition, as well as needed maintenance or repairs. We also pay close attention to issues that can compromise the health and safety of a home like water intrusion, gas leaks, smoke detector functionality, handrail placement, and trip hazards.

Houses never “pass” or “fail” an inspection. Anything can be fixed! We are here to act as an unbiased third party so that you can understand the condition of the home and make the best decision for your family.

No, your inspector will not damage, modify, or move anything in the home to complete the inspection. We have the tools and technology to spot hidden issues and enter hard-to-reach places without the need for invasive measures.

The inspection report we provide is the property of the party that pays for the inspection service. In most real estate transactions, the homebuyer pays for the inspection of the home they’ve made the offer on.

It depends. Based on the type of loan you’re applying for, a home inspection may be required or optional—but either way, it’s always a good idea.

Here is a list of tasks that the current occupant or listing agent should plan to complete prior to the inspector’s scheduled appointment.

Easy to schedule, professional, and very thorough. The report is full of details and photos, and Michael even called me to talk through his findings, because I wasn’t able to attend the inspection in person. I would highly recommend!

NPI was very thorough and professional. They explained methods and issues, provided insights, and ensured processes were explained at a level that we could understand. Very thorough inspection. Highly recommend!

Most thorough home inspection report that I have ever seen, and I have been buying homes for over 30 years. They definitely identified items that needed to be addressed, and repaired prior to closing. We will certainly recommend National Property Inspections to friends and family in the future.

I highly recommend NPI! Charlotte at their office is a gem. I had to reschedule my inspection a few times due to my new home being completed and she made it so easy. The report was extremely detailed and I had it via email in a few hours after the inspection. They are pros!

National Property Inspections are my go-to for home inspections. They provide excellent customer service, quick turn around, appointments within 2 days, and same-day report. They are also very thorough. If you haven’t tried them you are missing out on a great team.

I contacted NPI regarding a new construction home inspection, spoke with Charlotte, and she provided excellent customer service. The inspector, Michael Chasey, did an absolutely wonderful job. I felt very confident with him and his work that he did in Calabash. Thank you Charlotte and Michael!

NPI was extremely thorough and detailed, with explanations that made things easy to understand. They found things I would never would have, like roof issues by using a drone. I would recommend NPI to anyone purchasing a new construction or previously owned home.

Darnell was as advertised. Professional and very informed. He offered many insights and could not have been more thorough. Darnell took me around and explained everything in detail. I was told to ask for him and now I know why. HIGHLY recommend.

NPI inspected with just a one business day notice and I had a full report by that evening. They also handled my termite inspection. I have bought several coastal properties over the past few years and will definitely use this company again.
