Our NPI inspectors were beyond thorough, more than happy to educate along the way, and overall made my fiancé and I feel more comfortable about buying our first home. If you’re going somewhere else, you’ve already messed up.

Frequently Asked Questions About Buyer's Inspections

National Property Inspections Southwest Oregon is here to help you get the clarity and confidence you need to make an informed home purchase. Below, we’ve compiled answers to some of the most common questions that homebuyers have about inspections, so you can feel informed and prepared as you move forward in your homebuying journey.

The average home inspection takes between 2 and 3 hours. Factors that can affect the inspector’s time on site include the size and age of the property, and any additional services requested.

We encourage you and your agent to be present for the last 30 minutes of the inspection so that we can conduct a final walkthrough. During this time, we’ll show you any important findings and you’ll have a chance to ask as many questions as you’d like.

Your inspector will assess all of the home’s major structures and systems to determine their current condition, as well as needed maintenance or repairs. We also pay close attention to issues that can compromise the health and safety of a home like water intrusion, gas leaks, smoke detector functionality, handrail placement, and trip hazards.

Houses never “pass” or “fail” an inspection. Anything can be fixed! We are here to act as an unbiased third party so that you can understand the condition of the home and make the best decision for your family.

No, your inspector will not damage, modify, or move anything in the home to complete the inspection. We have the tools and technology to spot hidden issues and enter hard-to-reach places without the need for invasive measures.

The inspection report we provide is the property of the party that pays for the inspection service. In most real estate transactions, the homebuyer pays for the inspection of the home they’ve made the offer on.

It depends. Based on the type of loan you’re applying for, a home inspection may be required or optional—but either way, it’s always a good idea.

Here is a list of tasks that the current occupant or listing agent should plan to complete prior to the inspector’s scheduled appointment.

Our Client Testimonials

Here’s what our inspection clients have to say about their experience with NPI.

Kaz C.
Steve Miller was efficient, thorough, and professional while also communicating the information from the inspection with simplicity for the layman (me). Though we were not in the area for the process he recorded his thoughts about any and all issues and provided a very detailed report with pictures. Highly recommend!

This is the second time we have used Jason, so obviously he delivers quality work in our eyes. His promptness, his professionalism, and his demeaner makes his work "beyond expectations." We highly recommend Jason and National Property Inspections!
Renee V.
We recently worked with Jason for a new construction home inspection prior to closing. Jason was very professional, personable, and patient with us and our rambunctious 5-year-old. He explained everything he found and took the time to answer all our questions, ensuring we felt comfortable moving forward. I would happily recommend him to anyone!
Nevada H.
Jason Wileman of NPI recently inspected a property for my husband and me, and we found him to be very thorough and organized. We toured the home with him as he pointed out items and explained standards very well to us in terms we could understand. He educated us well, but besides that, he was just an overall nice guy! We'll definitely be using him again!
Raul L.
This was hands down the most professional company I've done business with. Steve, Jason, and Tina, were so friendly, and they provided me with a wealth of knowledge. Before I decided to give NPI my business I called around and quickly realized that these folks were the best people for the job. They treat you like family!
Heather M.
Steve did a stellar job inspecting my new home. The inspection report was very thorough and well organized, and he even did a follow up call with me beyond normal business hours. I also appreciate the resources to assist with repairs. I highly recommend NPI. Very friendly and helpful!

We had a great experience with Jason at NPI! We were in the unique position of having access to the previous inspection report, and Jason's report was much more detailed with many more findings. I take this as a GREAT sign of his attention to detail and commitment to thoroughly inspecting every home he visits.
