Our NPI inspectors were beyond thorough, more than happy to educate along the way, and overall made my fiancé and I feel more comfortable about buying our first home. If you’re going somewhere else, you’ve already messed up.

Frequently Asked Questions About Buyer's Inspections

National Property Inspections East Texas is here to help you get the clarity and confidence you need to make an informed home purchase. Below, we’ve compiled answers to some of the most common questions that homebuyers have about inspections, so you can feel informed and prepared as you move forward in your homebuying journey.

The average home inspection takes between 2 and 3 hours. Factors that can affect the inspector’s time on site include the size and age of the property, and any additional services requested.

We encourage you and your agent to be present for the last 30 minutes of the inspection so that we can conduct a final walkthrough. During this time, we’ll show you any important findings and you’ll have a chance to ask as many questions as you’d like.

Your inspector will assess all of the home’s major structures and systems to determine their current condition, as well as needed maintenance or repairs. We also pay close attention to issues that can compromise the health and safety of a home like water intrusion, gas leaks, smoke detector functionality, handrail placement, and trip hazards.

Houses never “pass” or “fail” an inspection. Anything can be fixed! We are here to act as an unbiased third party so that you can understand the condition of the home and make the best decision for your family.

No, your inspector will not damage, modify, or move anything in the home to complete the inspection. We have the tools and technology to spot hidden issues and enter hard-to-reach places without the need for invasive measures.

The inspection report we provide is the property of the party that pays for the inspection service. In most real estate transactions, the homebuyer pays for the inspection of the home they’ve made the offer on.

It depends. Based on the type of loan you’re applying for, a home inspection may be required or optional—but either way, it’s always a good idea.

Here is a list of tasks that the current occupant or listing agent should plan to complete prior to the inspector’s scheduled appointment.

I really appreciated the thoroughness of the home inspection. Jared even provided me with some referrals for some work to be done moving forward. I highly recommend National Property Inspections. The level of personal care and communication was second to none.

NPI's inspection report was so detailed, including suggestions on what products to use or what would be needed to correct any issues. It was also done very quickly. I saved my guy's number so I can call him specifically for future homes.

NPI was recommended to us for inspecting our new house in Brownsboro. After a quick call to their office with Anita, Jared Terrell was able to fit us in the following day and he did an outstanding job. I will recommend NPI to anyone that asks me for an inspection company!
Kylie H.
I hired NPI to inspect a new construction house I am buying. Jared did an excellent job discovering all kinds of deficiencies, things to watch out for, and provided recommendations so we can take proper care of our home. We negotiated repairs on all of the reported items and we happily moved forward on our home purchase thanks to their watchful eye!
Laura W.
Jared inspected a house we’re trying to buy. He did a thorough inspection and went over the deficiencies with me, one at a time, explaining which needed to be fixed soon and which could wait. He was prompt, courteous, and professional. I would not hesitate to recommend his services.

We have used NPI twice for home inspections. We are repeat customers because we know we can trust them to do a thorough inspection. We have had so-so inspections from two other companies in the past. We would recommend them to anyone who wants a reliable inspection.

I had a wonderful experience working with this team. As first-time buyers we had tons of questions right off the bat. Anita was quick to respond to emails and phone calls, and scheduling with her was a breeze. Jared and Damon were polite, professional, and personable during the inspection. I definitely recommend them!
Helen S.
I was pleased with the thoroughness of Jared Terrell's inspection. He took time to do a FaceTime walkthrough with us, pointing out various issues. We just now had an additional inspection done on another property, and Jared was great again! Very helpful in explaining the various issues to be addressed.

WOW! My husband and I are first-time home buyers, and after building our previous home, we felt we knew everything about it. After our inspection on a new home we plan to buy, we feel the exact same way! We cannot thank you enough Damon & Jared!!! Y’all are awesome!!!
