Our NPI inspectors were beyond thorough, more than happy to educate along the way, and overall made my fiancé and I feel more comfortable about buying our first home. If you’re going somewhere else, you’ve already messed up.

Frequently Asked Questions About Buyer's Inspections

National Property Inspections Tri-Cities is here to help you get the clarity and confidence you need to make an informed home purchase. Below, we’ve compiled answers to some of the most common questions that homebuyers have about inspections, so you can feel informed and prepared as you move forward in your homebuying journey.

The average home inspection takes between 2 and 3 hours. Factors that can affect the inspector’s time on site include the size and age of the property, and any additional services requested.

We encourage you and your agent to be present for the last 30 minutes of the inspection so that we can conduct a final walkthrough. During this time, we’ll show you any important findings and you’ll have a chance to ask as many questions as you’d like.

Your inspector will assess all of the home’s major structures and systems to determine their current condition, as well as needed maintenance or repairs. We also pay close attention to issues that can compromise the health and safety of a home like water intrusion, gas leaks, smoke detector functionality, handrail placement, and trip hazards.

Houses never “pass” or “fail” an inspection. Anything can be fixed! We are here to act as an unbiased third party so that you can understand the condition of the home and make the best decision for your family.

No, your inspector will not damage, modify, or move anything in the home to complete the inspection. We have the tools and technology to spot hidden issues and enter hard-to-reach places without the need for invasive measures.

The inspection report we provide is the property of the party that pays for the inspection service. In most real estate transactions, the homebuyer pays for the inspection of the home they’ve made the offer on.

It depends. Based on the type of loan you’re applying for, a home inspection may be required or optional—but either way, it’s always a good idea.

Here is a list of tasks that the current occupant or listing agent should plan to complete prior to the inspector’s scheduled appointment.

Our Client Testimonials

Here’s what our inspection clients have to say about their experience with NPI.

Becca M.
Mike did a very thorough job, answered all of my questions, and was not alarmist but was clear on what needed repair. In addition, NPI's report was easy to understand and the photos helped a lot. Very reassuring for a first-time home buying experience. As a final note, don't skimp on the inspection - consider the sewer scope!

I contacted NPI for our end of warranty inspection on our home. They were easy to contact and arrange an appointment, they showed up on time, and they provided a professional, detailed comprehensive inspection report. These are the guys you want!

I recently had the pleasure of working with NPI for the inspection of my new home, and I couldn't be more satisfied with their service. From start to finish, the experience was exceptional. Their professionalism, expertise, and dedication to customer satisfaction are truly unmatched. Thank you for making my home-buying journey a positive and reassuring experience!

Ron was very personable and knowledgeable, and he was patient in explaining some of the building systems to me that I was unfamiliar with. And anyone that can fully gown up in a hazmat suit to go into a crawlspace when the temperature was 104 degrees (no joke!) outside deserves my praise. I have no hesitation in recommending their services.

I had Tyler do not only my first but second home inspection as well, and he is the man! He's always going above and beyond his job to make sure the level of inspection is A+-quality and makes sure his clients have no extra questions. If you think about the money you have to spend for an inspection, just know that it’s well spent here!
Benjamin S.
I am extremely happy with Mike and NPI. Mike pointed out many electrical and safety concerns for our children since he knew we had two boys he was adamant on making sure the home was safe for them. To my wife and I, nothing is more important, so a huge thank you to Mike! He has an amazing personality and truly cares. I highly recommend hiring Mike to inspect your home!
Cathy H.
Wonderful outcome and extremely professional. NPI took the time to thoroughly explain the problems that they found and provided lots of pictures to assist with the explanations. This is the second time I have used NPI, and both times have been of the same extremely high quality.
Griselda G.
I highly recommend NPI! I just bought a new construction as a first-time home buyer, and my realtor recommended that I still get an inspection. I called NPI, and they recommended I order a sewer scope - Turns out there were some major problems with the sewer which could’ve caused catastrophic damage to my and my neighbor's property. I live worry-free in my new home thanks to NPI!
