Mold can be a serious threat to both your property and your health. Often hidden from view, mold can grow in damp, dark areas of your home, leading to respiratory issues, allergies, and even structural damage. A professional mold assessment is the only way to accurately detect mold and assess the extent of the problem. Comprehensive mold services from National Property Inspections provide the peace of mind you need to ensure your home is safe and healthy for you and your family.
Why are Mold Assessments Important?
- Protect Your Health: Mold exposure can cause a range of health problems, particularly for those with allergies, asthma, or weakened immune systems. Symptoms can include coughing, sneezing, eye irritation, skin rashes, and more severe respiratory issues. Testing for mold helps you identify and address the source before it negatively impacts your health.
- Prevent Structural Damage: Mold can weaken the structural integrity of your home by feeding on building materials like wood, drywall, and insulation. Left untreated, mold can cause significant damage that requires costly repairs. Testing helps catch the problem early, preventing extensive damage.
- Peace of Mind: Whether you suspect mold or just want to ensure your home is safe, professional assessments provide the peace of mind that comes with knowing your living environment is healthy.

- Why Choose NPI for Mold Inspections?
At NPI, your family’s health and safety are our top priorities. We work diligently to ensure your home is a healthy environment. We use the latest testing technology and equipment to ensure precise detection and analysis of mold.
- Signs You Should Book a Mold Inspection
NPI inspectors start with a thorough consultation to understand your concerns and the areas of your home that may be affected. Here are a few things you might look for to determine whether you should schedule a mold assessment with NPI.

Musty Odor
A persistent musty smell, especially in certain areas of your home, can indicate the presence of mold, even if you can’t see it.

Water Damage or Leaks
Homes that have experienced water damage, leaks, or flooding are at high risk for mold growth. Testing is essential after any such incidents.

Visible Growth
If you see mold growing on walls, ceilings, or other surfaces, testing can determine the extent of the infestation and identify the type of mold present.

Health Symptoms
Unexplained allergic reactions or respiratory issues that seem to worsen at home could be caused by mold. Testing can confirm if mold is the culprit.
What is a New York State Mold Assessment?
With over 40 years of experience in all phases of home, commercial, and municipal building inspections, National Property Inspections is your trusted source for all types of property assessments. As an independently-owned business, NPI Rockland is part of a nationwide organization of over 200 inspection professionals who, together, have more experience and industry-specific skills than any other local inspection company. And as a licensed NY State Mold Assessor, we have the honor and privilege of helping our clients to live healthier lives.
A Mold Assessment is a comprehensive visual inspection of a home or building, interior and exterior, in order to identify mold growth, the conditions that may contribute to mold growth, and any associated air quality concerns. As a property owner, it’s important to understand how a home or building’s systems work together and how they may be contributing to an unhealthy environment. Areas of special attention include, but are not limited to, Attic Spaces, Basements, Crawlspaces, Kitchens, Bathrooms, Air Conditioning/Heating Systems, and their associated duct work. When applicable, a detailed inspection of the exterior components of the building/home, such as the roof, gutters, downspouts, grading and drainage is performed to identify potential exterior sources of water leaks and excessive humidity in the home that may be contributing to mold growth.
Specialized tools and testing devices are used to determine areas and conditions of concern, as well as assist in finding the cause of mold contamination. Lab tests may be performed to establish a baseline and help develop a hypothesis and action plan. Finally, a detailed report describing all findings and recommendations is provided. When necessary, a Mold Remediation Plan will be included, as well as suggestions to help prevent mold contamination going forward.

What to Expect from an NPI Rockland Mold Assessment
The Mold Assessment begins with a conversation. It is important for us to understand your specific situation. We’ll start by identifying any specific areas of concern and discuss any particular events or practices that may contribute to mold growth. During the assessment, some minimally invasive procedures may be performed, such as the temporary removal of ceiling tiles, insulation, carpet, trim, etc. We encourage our clients to be present during the assessment, which will allow your assessor to point out their observations, as well as help you better understand the process, any problems found, and the contents of our final report.

About New York State Mold Law
New York Mold Law states that remediation of any mold growth larger than 10 square feet requires an independent assessment by a New York State licensed mold assessor. A New York State mold remediation company cannot provide an estimate or perform remediation services without a Mold Remediation Plan provided by an independent, licensed Mold Assessment company. Many Mold Remediation companies in the surrounding states also require a 3rd-party Mold Remediation Plan.
National Property Inspections Rockland does not provide Mold Remediation services because it would be a conflict of interest. Instead, we focus on helping our clients identify mold problems and provide a comprehensive report and Mold Remediation Plan, detailing the steps to properly remediate the mold. However, we are able to refer you to qualified Mold Remediation professionals if mold is identified in your home or building.
