Our NPI inspectors were beyond thorough, more than happy to educate along the way, and overall made my fiancé and I feel more comfortable about buying our first home. If you’re going somewhere else, you’ve already messed up.

Frequently Asked Questions About Buyer's Inspections

National Property Inspections Omaha is here to help you get the clarity and confidence you need to make an informed home purchase. Below, we’ve compiled answers to some of the most common questions that homebuyers have about inspections, so you can feel informed and prepared as you move forward in your homebuying journey.

The average home inspection takes between 2 and 3 hours. Factors that can affect the inspector’s time on site include the size and age of the property, and any additional services requested.

We encourage you and your agent to be present for the last 30 minutes of the inspection so that we can conduct a final walkthrough. During this time, we’ll show you any important findings and you’ll have a chance to ask as many questions as you’d like.

Your inspector will assess all of the home’s major structures and systems to determine their current condition, as well as needed maintenance or repairs. We also pay close attention to issues that can compromise the health and safety of a home like water intrusion, gas leaks, smoke detector functionality, handrail placement, and trip hazards.

Houses never “pass” or “fail” an inspection. Anything can be fixed! We are here to act as an unbiased third party so that you can understand the condition of the home and make the best decision for your family.

No, your inspector will not damage, modify, or move anything in the home to complete the inspection. We have the tools and technology to spot hidden issues and enter hard-to-reach places without the need for invasive measures.

The inspection report we provide is the property of the party that pays for the inspection service. In most real estate transactions, the homebuyer pays for the inspection of the home they’ve made the offer on.

It depends. Based on the type of loan you’re applying for, a home inspection may be required or optional—but either way, it’s always a good idea.

Here is a list of tasks that the current occupant or listing agent should plan to complete prior to the inspector’s scheduled appointment.

Our Client Testimonials

Here’s what our inspection clients have to say about their experience with NPI.

Andy Smith was great! I was very impressed with his review and assessment. He was considerate and respectful, as well as very responsive. I had the inspection (photos, notes) in just a few hours of concluding the inspection (same day). Thank you for helping this part of purchasing a home be a good experience.

Daryle did a whole house inspection for us and was easy to schedule and meet with. He was very knowledgeable and transparent with the home inspection, including giving us important information about major and minor issues and what he recommends we fix. We will definitely use NPI again for any future needs.

Justin did an amazing job of inspecting my future home. What sets him apart is the 70 page inspection report going over everything. He also uses a thermal camera to check for water intrusion and he is very easy to talk with about any concerns.
Bryan T.
Our inspector with NPI provided a great overview, complete with pictures and explanations. Then he walked us around the house and showed us many of the areas he checked. When we received the report it was exactly what we expected plus more. I highly recommend their service!

Our home inspection was very detailed and thorough. My family appreciated that the inspector checked every single thing and gave recommendations for fixes! Highly suggest NPI and Justin Gomes. Daryle performed home, radon, and termite inspections for me. When I met him in the house, he already generated the inspection report. He went through issues from his inspections and walked us through the house, pointing where the issues, switches, air filters, etc., were located. Daryle is a nice professional and I will hire him again.
Ashley O.
Andy at National Property Inspection was tremendous to work with! His inspection was thorough and informative. Andy willingly went back to check on safety concerns before we closed to ensure our family would be safe when we moved in. Highly recommend and will never skip on an inspection!
David S.
Daryle was amazing. We had a ton of questions during our inspection summary tour and he never hesitated to walk us through the things we need to keep our eyes on. It was great! Will use them in the future 100%!
Chris S.
NPI was very helpful and informative. They took the time to explain all the issues and good things about the house we hired them to inspect! I will use them again for our next house. The benefits and warranties they offer are great and a huge stress reliever when it comes to closing on a house. One less issue to worry about!

NPI Omaha is Your One-Stop Shop for All of Your Inspection Needs

Bundle your home inspection with ancillary services to get an even more complete picture of the condition and safety of your property. In addition to our residential and commercial property inspections, NPI offers a suite of services that can be tailored to your specific needs. Here are just a few services that our other homebuyers commonly include with their standard home inspection.

As the second leading cause of lung cancer, radon is a colorless, odorless gas that can enter your home through your foundation.

Your inspector can collect samples from your home and send them to a lab for professional analysis to determine the presence of mold.

Termites and other wood-destroying organisms can cause catastrophic damage to your home’s structure if left untreated.
