If you own certain types of multi-family residential buildings in California, a balcony inspection is not only necessary — it’s legally required. Under California Senate Bill 721 (SB 721) and Senate Bill 326 (SB 326), property owners must have their exterior elevated elements (such as balconies, decks, porches, and stairways) inspected regularly by a licensed professional.

  • SB 721 applies to apartment buildings with three or more units. The first inspection must be completed by January 1, 2025, and then every six years.

  • SB 326 applies to condominium buildings (HOAs) with three or more units. The initial inspection deadline was January 1, 2025, with follow-ups every nine years.

  • The inspections are meant to assess the structural integrity and safety of wooden structures that are six feet or more above the ground.

  • Homeowners associations and landlords are responsible for ensuring compliance. Failure to do so can result in fines or legal liability, especially if injuries occur due to neglected maintenance.
