Our NPI inspectors were beyond thorough, more than happy to educate along the way, and overall made my fiancé and I feel more comfortable about buying our first home. If you’re going somewhere else, you’ve already messed up.

Frequently Asked Questions About Buyer's Inspections

National Property Inspections Emerald Coast is here to help you get the clarity and confidence you need to make an informed home purchase. Below, we’ve compiled answers to some of the most common questions that homebuyers have about inspections, so you can feel informed and prepared as you move forward in your homebuying journey.

The average home inspection takes between 2 and 3 hours. Factors that can affect the inspector’s time on site include the size and age of the property, and any additional services requested.

We encourage you and your agent to be present for the last 30 minutes of the inspection so that we can conduct a final walkthrough. During this time, we’ll show you any important findings and you’ll have a chance to ask as many questions as you’d like.

Your inspector will assess all of the home’s major structures and systems to determine their current condition, as well as needed maintenance or repairs. We also pay close attention to issues that can compromise the health and safety of a home like water intrusion, gas leaks, smoke detector functionality, handrail placement, and trip hazards.

Houses never “pass” or “fail” an inspection. Anything can be fixed! We are here to act as an unbiased third party so that you can understand the condition of the home and make the best decision for your family.

No, your inspector will not damage, modify, or move anything in the home to complete the inspection. We have the tools and technology to spot hidden issues and enter hard-to-reach places without the need for invasive measures.

The inspection report we provide is the property of the party that pays for the inspection service. In most real estate transactions, the homebuyer pays for the inspection of the home they’ve made the offer on.

It depends. Based on the type of loan you’re applying for, a home inspection may be required or optional—but either way, it’s always a good idea.

Here is a list of tasks that the current occupant or listing agent should plan to complete prior to the inspector’s scheduled appointment.

This company is fantastic. I followed Edward around while he did his job, and he was kind enough to explain everything that he saw, the good and the bad. Edward was very knowledgeable, and he truly did a complete and thorough inspection. I am very satisfied with NPI. Thank you for your time, we love our new home!

I have used National Property Inspections twice already, and each time they have provided high quality service, and a thorough walkthrough of the property. We have their number on speed dial, and we're ready to use them again in the future. Highly recommend Edward and NPI's services.

Edward and his team did a fantastic job!! As a General Contractor for 35+ years, I truly understand the details needed to provide an honest understanding of the property. Every item they identified was backed up with clear and concise pictures that illustrated the verbiage used in the report. HIGHLY RECOMMENDED !!

5-Star Inspector! This is my third time using NPI for a home inspection. As usual, Edward did a great job and provided a detailed post-inspection report. Nothing goes unnoticed! New build or old, call Edward, you won’t regret it. Thanks again!
Andrew K.
Edward did a FANTASTIC job inspecting the house I was looking to buy. He was very thorough, efficient, and professional. He answered any questions I had, and explained his process in a manner I could easily understand. This is the easiest 5 star review I've written. His work is top quality, and I only wish I could rate higher. Thank you.

NPI is a great company to work with. We scheduled within days and the inspection report was sent very quickly to our email. We then could send our seller's realtor a list of items we wanted corrected before closing in only a matter of minutes. Very professional and reliable company that makes this step in the buying process as easy as it gets.
Tim K.
Edward was great to work with - very responsive and accommodating. We needed a quick inspection in between renters on a home we were purchasing and he was able to work us in. We were buying a home site unseen so we had several questions/concerns. Edward was always quick to respond. We could not have been happier with his service.
Daniel D.
The report we received was detailed, complete with descriptions and pictures, easily identifiable issues and locations, and properly referenced to be able to simply provide a repair person/company without needing any additional information. The best inspection and documentation I have ever experienced. Five stars may not be enough!
Patricia H.
My new neighbors and I needed whole-house inspections AFTER purchasing. Edward responded right away and is EXTREMELY knowledgeable. I believe our inspections will be worth their weight in gold with a third-party to speak on our behalf. It appears I stumbled upon the best of the best and, if you are reading this, now you have, too!

He is thorough, responsive, and he found numerous problems that another inspector missed just 4 months earlier when the property was purchased by the seller. NPI literally found problems that saved us thousands. You will be very pleased with his work, I know I certainly am!
