We have the know-how to inspect apartment and multi-unit buildings, no matter how big or small. Duplexes and other buildings with up to four units are inspected from top to bottom, much like a residential home. The structure of those buildings with more than four units are thoroughly assessed. Individual units are then inspected based on a random selection of units (up to ten percent) or on your special instructions.
This inspection encompasses the existing condition of the building(s) exterior, landscaping, parking areas and any site improvements for all accessible structures at the property. The report will include random sampling of units, deferred maintenance issues, questionable usage situations, tenant verification, examination of tenant leases, and rent roll verification. This inspection can be customizable to your needs when acquiring new properties.
Your inspectors will conduct a complete (100%) inspection of the property. It will include all five (5) Inspectable Areas; the Site, all Building Exteriors, all Building Systems, all Common Areas and all Units. For clarification purposes: all areas within a building that are not residential units are considered common areas for the REAC inspection. Having your property inspected by a third party will alleviate undo stress and workload on your staff. This will also provide a non-bias look at the property.
