Why Do You Need a Buyer's Inspection?

Jeremy A.
Our NPI inspectors were beyond thorough, more than happy to educate along the way, and overall made my fiancé and I feel more comfortable about buying our first home. If you’re going somewhere else, you’ve already messed up.

Frequently Asked Questions About Buyer's Inspections

National Property Inspections South Orlando is here to help you get the clarity and confidence you need to make an informed home purchase. Below, we’ve compiled answers to some of the most common questions that homebuyers have about inspections, so you can feel informed and prepared as you move forward in your homebuying journey.

The average home inspection takes between 2 and 3 hours. Factors that can affect the inspector’s time on site include the size and age of the property, and any additional services requested.

We encourage you and your agent to be present for the last 30 minutes of the inspection so that we can conduct a final walkthrough. During this time, we’ll show you any important findings and you’ll have a chance to ask as many questions as you’d like.

Your inspector will assess all of the home’s major structures and systems to determine their current condition, as well as needed maintenance or repairs. We also pay close attention to issues that can compromise the health and safety of a home like water intrusion, gas leaks, smoke detector functionality, handrail placement, and trip hazards.

Houses never “pass” or “fail” an inspection. Anything can be fixed! We are here to act as an unbiased third party so that you can understand the condition of the home and make the best decision for your family.

No, your inspector will not damage, modify, or move anything in the home to complete the inspection. We have the tools and technology to spot hidden issues and enter hard-to-reach places without the need for invasive measures.

The inspection report we provide is the property of the party that pays for the inspection service. In most real estate transactions, the homebuyer pays for the inspection of the home they’ve made the offer on.

It depends. Based on the type of loan you’re applying for, a home inspection may be required or optional—but either way, it’s always a good idea.

Here is a list of tasks that the current occupant or listing agent should plan to complete prior to the inspector’s scheduled appointment.

Our Client Testimonials

Here’s what our inspection clients have to say about their experience with NPI.

Kelly C.
Richard was cordial, friendly, and thorough in completing our inspection. He took the time to explain what he found and why it’s important to get it fixed. He crawled around in the attic, went up on the roof despite a light rain, and found many issues that I had not noticed. I highly recommend Richard and National Property Inspections.

10 out of 10, will recommend. Richard Owen and his associate came to my property to inspect on behalf of the buyer. They both exemplified true professionalism and offered cost effective solutions to minor inspection concerns. This kind of honest and transparent business professionalism separates successful companies from anything less. Thank you!
Nelson H.
Richard Owen was great. He was every thorough with his inspection of my new house. He was also very accommodating and sensitive to my time constraints. I will definitely use him again before my 12-month warranty expires. Highly recommend. A++

Using the services of (Richard) National Property Inspections AGAIN for a New Construction House. During the inspection, Richard did find a few items that were not up to par...most of them were minor but a couple of them were not. The builder is fixing them before closing. Thank you, Richard, for your excellent service as usual!
Sharon P.
Mr. Owens did a fine job inspecting our new build home before we closed on it. He thoroughly checked the attic, roof, pipes, heater, AC and everything necessary for a home inspection, and he gave us a detailed list of what needed fixed by the builder. Our neighbors recommended him. We do, too.
Ana K.
Needed a quick mold inspection for a rental property, and Richard made it a fast and comfortable experience. He even walked me through the entire process and helped me understand it. He emailed the report a few days later and gave me a call to discuss. Great service! We have used him before and will be using him again in the future.
May W.
Richard Owen was very quick to respond to our emails and texts. He performed an inspection of an office condo and produced a well-put together report with clear pictures. We are very pleased with his services and highly recommend him. We will definitely be using his services again in the future!
David S.
Richard was responsive and timely. With short inspection windows built into purchase contracts, this process is time sensitive. But from the time we first talked to the delivery of the inspection report, it was only 3 days. On top of that, the inspection and report were very thorough. I would recommend Richard to anyone in the area.
Andrea R.
Mr. Owen inspected our house as the warranty we had was about to expire (we wanted to make sure everything was okay with the home, and if something needed fixing we could do it before the warranty expired). I'm very happy with the service Mr. Owen provided; it was worth every penny we paid for!
Mark T.
We used NPI for our 1-year inspection to find any issues before our warranty expired. I was able to send this report to my builder's warranty team and they resolved every item on the list. They even commented that it was a more complete inspection than they are used to seeing. I would recommend Richard to anyone needing an inspection.
