Our NPI inspectors were beyond thorough, more than happy to educate along the way, and overall made my fiancé and I feel more comfortable about buying our first home. If you’re going somewhere else, you’ve already messed up.

Frequently Asked Questions About Buyer's Inspections

National Property Inspections East Tennessee is here to help you get the clarity and confidence you need to make an informed home purchase. Below, we’ve compiled answers to some of the most common questions that homebuyers have about inspections, so you can feel informed and prepared as you move forward in your homebuying journey.

The average home inspection takes between 2 and 3 hours. Factors that can affect the inspector’s time on site include the size and age of the property, and any additional services requested.

We encourage you and your agent to be present for the last 30 minutes of the inspection so that we can conduct a final walkthrough. During this time, we’ll show you any important findings and you’ll have a chance to ask as many questions as you’d like.

Your inspector will assess all of the home’s major structures and systems to determine their current condition, as well as needed maintenance or repairs. We also pay close attention to issues that can compromise the health and safety of a home like water intrusion, gas leaks, smoke detector functionality, handrail placement, and trip hazards.

Houses never “pass” or “fail” an inspection. Anything can be fixed! We are here to act as an unbiased third party so that you can understand the condition of the home and make the best decision for your family.

No, your inspector will not damage, modify, or move anything in the home to complete the inspection. We have the tools and technology to spot hidden issues and enter hard-to-reach places without the need for invasive measures.

The inspection report we provide is the property of the party that pays for the inspection service. In most real estate transactions, the homebuyer pays for the inspection of the home they’ve made the offer on.

It depends. Based on the type of loan you’re applying for, a home inspection may be required or optional—but either way, it’s always a good idea.

Here is a list of tasks that the current occupant or listing agent should plan to complete prior to the inspector’s scheduled appointment.

Our Client Testimonials

Here’s what our inspection clients have to say about their experience with NPI.

Mark S.
I have used National Property Inspections at least three times for housing inspections, and they always do a good job. They are thorough and have found needed repairs that have saved me many times the cost of the inspection itself.
Lofton C.
Extremely professional and easy to reach. NPI inspects the house as if they are about to move in themselves! I'm very impressed with the thoroughness and detail of their reports. Also, Lisa and Shannon are fantastic. 11/10!
Jason T.
NPI was professional, knowledgeable, familiar with code, and extremely thorough! I especially love that they respected the owner's home during the inspection and made every effort to leave the premises in the same condition as when they arrived. I highly recommend and would absolutely use them again.
Laura S.
I called NPI to get a home and septic inspection done, and they were able to set up both which took place just a few days after I called. They were quick and efficient with their reports, extremely professional, and easy to do business with. I’d 100% recommend using them!
Maureen D.
I would highly recommend NPI to anyone needing an inspection. The inspector did a very thorough job, getting on the roof, in the attic, and in the crawl space. I was quite surprised by the amount of photos he took to backup all the issues he found. I appreciate your professionalism and quality work!
Kris F.
NPI answered my call on the weekend and set up a home inspection that next week. Then, after we had agreed on a cost, they asked if we were veterans and went on to give us a discount, which meant a lot. If I ever need a home inspector again I will not hesitate to contact NPI first! Responsive, high quality, and very professional!
Amy C.
We used National Property Inspections for a pre-drywall inspection on our new home. Lisa in the office we very nice. Erickson, our inspector, was great and pointed out additional structural support needed which we would have never been able to pick up on our own. Thank you for your help!
Bhartendu P.
So professional, accommodating, prompt, responsive, meticulous, and affordable. Thanks, NPI! I will call for your help again, next year and years to follow as long as I am in Chattanooga. Folks, stop reading this review and call NPI for your inspection needs - they are the best.
Paige C.
A retired home inspector recommended that I use NPI to complete my home inspection, and I am beyond thankful that I did. I believe that he was not only fair to me but also to the seller of the property in his report. I whole-heartedly recommend Erickson and NPI! It's the best money I have spent throughout the entire home buying/contract sealing process.
Cody P.
Cory and his team were fantastic to work with! I have had them do inspections on my commercial property and for my personal home. The level of detail on the report is the best that I have seen and my contractor said the same thing. I will use them for any inspections I have in future and recommend them to everyone.
