Just as people change every year, tastes are bound to transform with new experiences and innovations. If you want your home to catch up with you in 2024, consider incorporating some of these styles into your layouts.

The Continuation of Naturalism vs. the Rise of Metal
Heading into 2023, we noted how one interior design trend was quickly rising in prominence, and naturalism certainly is having its time in the sunlight through 2024 as well! With this overarching style, warm, earthy tones incorporated into paint and furniture are meant to evoke the natural world surrounding the home for a cozy, welcoming atmosphere. This idea is great because of its inherent variety based on where the homeowner lives, whether they own a home tucked away in the mountains, in a dry, arid region, or they’re surrounded by sun and the beach.

For many homeowners, constantly reinventing their homes to follow the latest shifts in style is not necessarily a habit they want to fall into. So, the wood tones and natural rock patterns that come with a natural style can be a real boon due to their staying power and the durability that comes with investing in high quality materials. Bringing the outdoors back inside can be done in so many creative ways, and we’re expecting this trend to have a strong continuation in 2024.

With that said, there may be signs of an early competitor to the naturalism design trend. While natural designs tend to have an inherent warmth in their color palettes, this color range can be too muted and neutral for some. To counter this, some are turning to bold colors and metals for the first time in quite a while. In interior design, silvers, steels, and other metals tend to emphasize whatever styles are already on display due to their reflective surfaces.

Subdued, natural, and cozy, or splashy bold colors may fight it out throughout 2024 - but this is only the first front of an ongoing interior design battle!

Minimalism vs. Maximalism
The other two competing trends that are heating up this year are minimalism and maximalism. Often paired with the natural design choices from the past year, minimalism is largely defined as limited clutter and a smaller number of decorations (though the fixtures that are featured should be more impactful). The result of this interior design philosophy is a room that feels simple but sufficient for the homeowner’s needs; also, less chaotic and maybe more relaxing.

A direct counterpoint, maximalism embraces individuality and clutter in search of an authentic lived-in feel. The recent “cottagecore” style is one example that takes advantage of these ideas for a great, nostalgic, timeless picture that can still fuse with modern embellishments. Floral patterns and deep, rich colors make for a traditional feel that also leaves plenty of room for originality for homeowners that incorporate this style into their interiors. For those looking to learn more about Cottagecore, check out this excellent article from experts over at the Spruce!

Mixing and Matching for a Personal Feel
Overall, individuality and color seem to be two of the key pillars of interior design for 2024. Perhaps strengthened by the rise of remote working and in-home offices, homeowners are finding more creative ways to wear their interests and influences on their sleeves. Decorating homes without any one definitive style in mind has risen dramatically in popularity through the tail end of 2023 and into the new year.

Eclectic “mix-and-match” styles can be best achieved through thrifting, antiquing, and picking a bold conversation starter as a centerpiece in every room. Part of this also means being comfortable finding multiple uses for rooms and hybridizing wherever possible. For some, this movement builds off of the previously mentioned maximalism trend, and for others, this style can feel a bit chaotic and unfocused to even be called a trend on its own.

Regardless, 2024 seems to be a year where homeowners are looking to bring more of their own unique style into their homes, ultimately avoiding a cookie cutter, generic design.

Any home renovation can be quickly derailed when a major needed repair pops up out of nowhere. We’ve already touched on incorporating indoor plants into your home’s decor, the importance of even slightly different shades of paint, and how a room's layout impacts our psyches. However, there’s one more interior design feature that packs a major punch when it comes to setting the tone of a home, one that deserves its own due attention.

Floor rugs come in many shapes, sizes, and styles, and the way that they’re incorporated into a room’s design can be the final touch that ties everything together. Considering how much of a struggle it can be to select the perfect rug (for the right price), let’s discuss how to get things right the first time.

Factors to Consider when Picking an Area Rug
An alternative to wall-to-wall carpeting, area rugs can be incorporated into nearly every room in the house, and they come in many different styles, though the top concern for most people will be cost. Depending on material and size, area rugs can be a hefty investment, and although homeowners might prefer a larger rug to cover their living room or dining room, smaller options can still leave a powerful statement without breaking the bank.

Outside of cost, the best size for an area rug is usually dictated by the furniture in the room and the room’s dimensions. In an open floor plan, rugs can be used to create a sense of separation, creating a clear space for watching TV on one side and defining a dining room on another. Often, homeowners should try to find a rug that encompasses all of the furniture within each defined space. But when costs are a limiting factor, there are some ways to get creative with rug stacking and placement that can help you achieve that cohesive look.

Pick the Material with Location and Lifestyle in Mind
Outside of pattern and style (which mostly comes down to taste), an area rug’s material should be selected based on how the space is used. In rooms that face a ton of foot traffic or the wear and tear of pets and children, experienced interior designers know it’s best to opt for durable and stain-resistant synthetic materials. For spaces where eventual damage is expected, carpet squares might be the best choice. Carpet squares can be easily swapped out when a pesky stain won’t come out or wear and tear leaves the space looking a bit too shabby.

On the other end of the spectrum, there are many plant-based options that vary greatly in look and comfort. Sisal, sea-grass, and jute rugs are all great choices. While they are usually less durable than synthetic material rugs, they tend to be a more cost-effective option. When picking a rug for spaces that don’t have to hold up to much strain, like the master bedroom, it’s okay to prioritize comfort over some of these other aspects with cotton, silk, or wool. Wool is one of the most popular rug materials due to its comfort, impressive durability and stain resistance. It should be noted that wool’s high price reflects these premier traits.

Recognize Different Placement Options
Homeowners can get creative with rug placement to achieve their desired look and feel while working with their available resources. When possible, rugs should be large enough to hold all furniture legs in an area and then leave 12-18 inches of space away from the wall for the best feel, but when this isn’t possible, placing only the front legs of the couch and chairs on the rug can work just as well. In situations where homeowners are trying to be as conservative as possible with their spending, choosing a rug that encompasses only a central coffee table is also a fine option (assuming your standard living room layout).

In the bedroom, interior designers follow a similar philosophy of trying to cover all furniture when possible, and tapering forward when space is limited. The main thing that homeowners should remember in this space is to prioritize the sides of the bed when placing the rug, rather than the foot of the bed. The master bed is the focal point of the room, and the area rug placement should ensure that your feet land on something soft when waking up in the morning. Another option in this area that some might overlook is to go for two longer rugs on the left and right side of the bed, rather than one large rug.

Area rugs can be that final piece that ties a home’s interior design concepts together. On one hand, it’s wonderful to reconnect with loved ones, especially those that live far away. On the other hand, getting a busy home in order can feel like an intimidating task after a year of balancing a demanding work schedule along with messy pets, and maybe kids with their own affinity for chaos. In preparation for the holidays, here are a few extra things that you can do to go above and beyond making your out-of-town guests feel welcome!

Check On Your Roof’s Stability
One pet peeve that is so common for guests is lack of decent parking. Whatever system that’s worked for your family throughout the rest of the year likely will have to change at least a bit once a new vehicle is introduced. So, unless you’re blessed with a larger-than-average parking situation, consider thinking ahead for some alternatives that allow extra room for guests.

The common holiday struggle of juggling cars in the driveway is exactly why some considerate guests may take it upon themselves to use some sorely underutilized parking areas - such as the space on top of your roof. What many fail to realize is roofs are left tragically unused by the majority of homeowners. Their surface area is easily large enough to house the family vehicle, whether you drive a GMC Yukon or a sleigh with eight to nine tiny reindeer.

Of course, the one issue with this parking space is that homeowners can be neglectful of their roofs. Between loose shingles and the build up of moss and algae due to moisture, roofs can commonly see their lifespans shortened if certain issues are left unaddressed. This leaves more room for water intrusion and increasingly unstable footholds for roof pedestrians. According to home maintenance professionals over at This Old House, water damage due to a leaky roof is actually one of the most costly issues homeowners face.

Checking up on your roof’s condition through a home maintenance inspection with a residential inspection professional, or even conducting a few DIY roof maintenance activities on your own may be wise in preparation for your holiday guests.

Ensure Easy Chimney Access
When it comes to welcoming your guests into your home, it’s also wise to start off with a good first impression. Entryways and mudrooms have a tendency to gather clutter over time with coats, boots, and bags all vying for their own convenient resting places. Because of this, it’s understandable that these spaces can become blindspots for home organization efforts - but this common issue doesn’t have to become a hurdle during the holiday season!

Try to set some time aside to reorganize all of your entryways, find new permanent homes for any clutter or stray items, and consider developing a new system to keep these areas that way in the meantime. We’ve previously discussed the benefits of doing this before the school year, but these concepts can come in handy any time of the year if your home is in need of a bit of a reset!

On the subject of cluttered entryways, one route that is almost universally ignored is, of course, the chimney! Climbing down the flue at late hours of the night (while often battling slippery rooftop snow and ice) is tough enough on its own before encountering the dust, soot, and sometimes other obstructions like twigs, bird’s nests, or even living animals. Did you know that neglected chimneys naturally fill up with flammable materials, and the National Fire Protection Association (NFPA) recommends that chimneys be inspected every year (check out their informational video on this subject)?

Before the holidays, take some time to clean up all of your entryways and order a chimney inspection! For more information on the importance of chimney maintenance, here are a few things that can go wrong when left ignored for too long.

Consider Some New Home Decor
Finally, nothing makes a guest feel welcome quite like some nice, nostalgic, cozy holiday decor. Take some time to hang stockings by the chimney, add lights to your front doorway, and wrap garland around your banister. Or go all out with the holiday decorating traditions your family enjoys! Celebrating the holidays with your guests can look very different from household to household, but those that make the effort to clearly switch things up will have a lot more luck ushering in some yuletide glee.

Now concerning snacks, it is safe to assume that your guests will get a little peckish when you’re not around. Allowing them free reign to rummage through your cupboards can feel invasive. Instead, leave out a plate at night (preferably near the chimney) and add your choice of midnight treats (maybe a few sugar cookies and a cup of milk, for example). Ultimately, there’s no exact formula for creating a festive home. But if you’re looking for more ideas and inspiration, here are a few more options to ensure a very Merry Christmas.

Still wondering if your home is ready for the rigor of your upcoming winter shindig? Contact your local NPI Inspector to see how they can help prep your home for the holidays!
1564How to Start a Little Libraryhttps://npiweb.com/Blog/Posts/PostId/1555/how-to-start-a-little-libraryDIY,Home Decor,Just for FunMon, 06 Nov 2023 15:18:00 GMT
HOW TO START A LITTLE LIBRARY
November 6, 2023 | DIY, Home Decor, Just for Fun | home exterior, new homeowner, garden

One major challenge that can come from moving into a new neighborhood involves transforming your new house into your new home. As we’ve discussed recently, a great way to become comfortable with a new city or a new area is to invest in relationships with your neighbors! Becoming familiar with (and hopefully liking) your neighbors often sounds nice in concept, but breaking through that initial comfortability barrier can be tough. The good news is this: there are many underutilized strategies that new homeowners and long-time homeowners alike can employ to make their neighborhood of strangers feel much more like a community.

As homeowners, learning how to be a little more self-sufficient is smart. Challenging yourselves with progressively difficult DIY projects should give you an excuse to spend some more time outside and break the ice while meeting new neighbors. For a beginner-level DIY project that can be as simple or complex as your experience allows, nothing works quite as well as starting a Little Library.

What is a Little Library?
Also known as Little Free Libraries, Library Boxes, or just Neighborhood Book Exchanges, Little Libraries have been popping up more and more in coffee shops, apartment buildings, and neighborhoods all around the world in the past few decades. While designs can vary wildly, the main concept remains consistent: small, usually creatively designed boxes displayed in public places which contain books and a simple “take a book, leave a book” policy.

Bibliophiles everywhere tend to be big fans of these “Little Libraries” due to their access to a free, cycling source of new books as well as an outlet for their own, unsolicited recommendations, but even the literary-agnostic have found reasons to fawn over these front yard accessories. Since Little Libraries are usually built, designed, and maintained by a single homeowner, some may not immediately see the benefit of going through the effort. But for many, this minor fixture has made a major change in their own neighborhoods.

How Library Boxes Can Enrich a Neighborhood
The first and most obvious benefit that Little Libraries offer to a neighborhood is the promotion of literacy. According to a recent PEW research poll, only 64% of American adults reported having read a book in the past 12 months (as of the end of 2022). Homeowners are responsible for creating the type of neighborhood that they want to live in, and what Little Libraries can bring is an increased appreciation for books, even if it’s on a smaller scale.

It can be smart to pick up a few outdoor hobbies or start a project in the yard when moving into a new home so that neighbors have more opportunities to introduce themselves early on. A Library Box installation just might be the best conversation starter there is, and in an ideal scenario, a neighborhood book exchange has the potential to greatly accelerate the development of community. Is there a better way to get to know somebody than to learn about some of their favorite books first hand?

How to Start Your Own Little Library
Building a library box isn’t very difficult. Start by deciding your strategy based on your experience and the amount of time you’d like to devote to the project. While a fully DIY library box will result in the most custom feel, there are plenty of simple designs available online for free and even full boxes available for purchase. Check out Little Free Library's website to explore these options, and get your library box on their official registry!

For some general design advice, remember to place your library box far enough away from your home so that you retain your privacy and so that your neighbors don’t feel as though they are invading your space. Library boxes are there for the neighborhood to use after all! Consider placing it strategically at the end of your property to make your open invitation clear.

When it comes to filling your little library with boxes, have fun with adding some of your favorites, but remember to consider your audience. If your neighborhood is full of kids, try to incorporate plenty of children’s books or young adult novels. If the area is more diverse, feel free to make the initial collection more eclectic! Then, leave room for others to join in on the fun and leave their own recommendations.

The best little libraries tend to take on a life of their own when the neighborhood embraces them. Just remember to check in from time to time, and be sure to attend to minor maintenance needs when necessary. Water intrusion and wood-destroying organisms like termites can spoil the fun if left to their own devices, but these issues can be easily resolved through regular self-inspection. Little libraries are a great way to add curb appeal and make a new house feel like home! Give it a try - you won’t regret it!

National Property Inspections is dedicated to helping homeowners make wise decisions with what is likely their biggest investment. Frequently, cats and dogs can seem to rule their homes, and since the pandemic saw over 23 million American homes adopt pets (per the Washington Post), the ways in which homeowners are learning to spoil them seem to be spiking.

Barkitecture is a term used in reference to the recent trend of remodeling homes with pets specifically in mind, with more permanent and invasive remodeling efforts invested to make family dogs and cats feel more at home. If you’re in the market for a new home, or you’re considering a remodel to make your dog feel more at home, here are a few stylish and subtle home designs you might want to try out.

Starting with the Classics

Durable flooring is always something to consider, depending on your pet. Outdoor pets are notorious for tracking in all sorts of messy stains, and toenails can tear up carpet or many harder flooring materials. To avoid wearing out your floors, consider investing in luxury vinyl plank (LVP) flooring, or other harder, scratch-resistant options like tile or terrazzo to make clean-ups quicker. Additionally, carpet is notorious for collecting hair and holding onto unpleasant odors. As always, the best pet-friendly homes start with the right flooring. Click here for more information on hardwood flooring for your home!

Matching rugs to your pet’s fur color is a design shortcut that will make your home feel cleaner and sharper right away. Even when opting for durable flooring, homes will seem bare without rugs in key positions. However, as dark-haired dogs and cats shed onto lighter contrasting rugs and flooring, their fur will become a major distraction. Although it shouldn’t be an excuse not to clean, gray cat hair on gray carpeting should allow for some extra wiggle room.

With these more traditional pet accommodations in mind, let’s move onto some of the more unique home Barkitecture trends that are changing home design.

Home Barkitecture Trends

Built-in dog washing stations have been growing in popularity, utilizing extra space in mudrooms, laundry rooms, and garages to reduce unwanted mud and dirt being tracked into the home. While some homeowners have invested their time constructing impressive DIY washing stations, many have opted for more elaborate projects with tile to match their home decor. Depending on how active of a lifestyle a dog leads, they may need to be fully bathed once every two weeks or so (according to dog experts at BeChewy). Whether for cleaning off dirty paws or for making bath time less of a struggle, built-in washing stations are a great feature for families with dogs.

Wall shelves have traditionally been reserved for books or wall art as homeowners look to utilize unused space to enhance their overall room design. For people whose cats are best known as “tree dwellers,” these spaces have been reclaimed as elevated sleeping nooks and precarious obstacle courses where anything breakable isn’t likely to survive for long. With this in mind, some homeowners have finally dropped the pretext, filling their homes with wall stairs, bridges, and towers fit to entertain while keeping important items safe and protected elsewhere. Some might say that indulging in a cat’s climbing habit in this way might be, but many shelf designs and styles are attractive enough to be wall art on their own, matching a room’s existing decor perfectly.

With catios, homeowners have started to expand their cats’ freedom to a shocking degree, as these extended, open air outdoor spaces allow for fresh air without the dangers of roaming completely free. Catios come in many different shapes and sizes, but most include an easy access cat door onto a cage-enclosed patio attached to the home, but designed only for feline-usage. Again, the level of complexity changes depending on DIY experience and investment, but this feature is another example of homeowners prioritizing their pets’ health and their natural need for exploration, sun, and open air.

For the dog-lovers that might think cat owners have lost it with that last home feature, dog rooms and dog houses are perhaps the entire reason for the Barkitecture name (and the inspiration for this blog article). Guest rooms being claimed by family dogs as their own bedrooms is a common phenomenon, but some homeowners have taken this idea a step further, designing and decorating spare rooms entirely for their dogs. One common dog room renovation project involves utilizing unused space under staircases, carving out miniature rooms and covering the new walls with dog-themed wallpaper or pictures.

Dog houses, on the other hand, have been around for quite some time. In the past, these structures have been fairly simple, usually consisting of a few walls and a pitched roof. Nowadays, as TikToker @chipgirlhere has shown off, dog houses are becoming a bit larger and more luxurious than in the past. Pets have been changing the way homes look for a long time, and these changes seem to be getting bigger and more eye-popping every year.

For more information on the latest interior design and home trends, stick right here on NPI’s Inspector blog. Understandably, new homeowners waste little time in finding ways to make their spaces feel like theirs - a visual nod confirming they’ve embarked on a new chapter in life. Over time, homes tend to naturally take on the personality of the people who live in them, but the best way to kick off this identity on the right foot is with a fresh coat of paint.

Of all the creative, bold, and eye-catching options out there, some might wonder why people so often end up just going with white. For starters, white has remarkable staying power and versatility! White is closely tied to modern aesthetics, but it also fits well with classic architectural styles. Homeowners who would rather not overly experiment with their paint choices don’t have to worry about their white walls going out of style in a couple years. Plus, (depending on the shade) white can be used to emphasize virtually any furniture layout or interior design concept.

Painting your home white is a fantastic choice, but with over 350 different shades of white available on Home Depot's website today, navigating the right choice for your home can be intimidating. To help you navigate your next home or room makeover, here’s a few tips for selecting the right option!

Wait, There’s More Than One White?
That’s right! For those that haven’t attempted to weave through the seemingly endless options of hues and shades of white paint out there yet, there are indeed many different kinds of white paint. White can be warm or it can be cool, and it can be glossy or flat. Different shades work better in different situations, and even those that think they’re color-illiterate will be able to tell very quickly that they’ve entered a room with some clashing shades.

The key to understanding the different shades of white paint is to look at undertones and finishes. “Cooler” whites have undertones of cool colors (like blue, purple, or green). Likewise, “warm” whites carry shades of warm colors (such as red, orange, yellow, or pink). A paint’s finish, meanwhile, refers to the level at which it reflects light. Glossy finishes reflect the most light, matte (or flat) finishes reflect the least amount of light, and finishes like eggshell or silk sit somewhere in the middle. In short, different combinations of these features are what leads to so many different shades of white - but it is to the homeowner’s benefit! Depending on taste and context, some whites are much better suited for the situation.

Take Context Into Consideration
Ultimately, a white paint might seem nice in concept, but a strong shade that succeeds in one home might not do the job in another. This is all because of that context. Starting with natural light, rooms that lack windows or other access to light will generally not work very well with cooler shades of white. In these areas cooler whites often become too exaggerated, pulling seemingly further towards its blue or green shades than intended, and warm whites in areas with a lot of natural light can start to appear yellow.

Regarding finishes, flat and matte finishes can perform better in heavily-trafficked rooms (especially in homes with rowdy kids or pets) since they can be touched up so easily. This doesn’t mean that glossier finishes should be off limits, of course! It’s just best to apply them to areas where they are less prone to scuffs or dings. Your paint will ultimately need to match well with your furniture and the overall feel you’re planning with your home. Again, while these rules work in concept, the best thing to make the right choice is to try your favorite shades in person.

Make Comparisons To A Constant
Once it is determined whether a warmer or cooler white is needed, homeowners should grab a sheet of plain white printer paper and head to the store (the paper makes determining shade much easier). No one wants to repaint a room, so grabbing more options to test than necessary is better than grabbing too few.

After having your options in hand, test them in the spot where you plan on painting. Hang your swatches, or paint your walls and ceilings then watch how they look in the morning, during the day, and at night. Warm, cool, glossy, flat - if your shade of white doesn’t work for you, then none of that matters in the end. Ultimately, just pick the shade that seems to fit your home the best and, if white isn’t doing the trick, there are other options.

Make Comparisons To A Constant
Once it is determined whether a warmer or cooler white is needed, homeowners should grab a sheet of plain white printer paper and head to the store (the paper makes determining shade much easier). When white isn’t doing the trick, there are tons of other more neutral shades that make great paint choices. From tan to taupe and gray to greige, there are many colors that can effectively brighten your kitchen, bedroom, or living spaces while featuring your furnishings well. From trendy tiny homes to flat-out bizarre spite houses, homeowners seem to have tons of freedom to personalize their spaces into something that is totally unique to them. Owning a home comes with plenty of work, but this ability to remodel, redesign, and remake is one of the things that makes homeownership such a sought-after goal.

With that in mind, it’s easy to see why renting can be frustrating. Too many apartments lack character, and many tenants find themselves living in drab, cookie-cutter flats of uninspired architecture. Finding ways to tailor these spaces into something that feels a little more “homey” without making any permanent changes can be tough. The good news is, creative renters have found ways to have fun with decor, even while keeping to their lease agreements. To make your rental yours, here are some transformative, renter-friendly interior design tips.

Hang Some Temporary Wallpaper
The first step to truly transform the overall look and feel of a room is to figure out what to do with the walls. Landlords tend to prefer keeping their walls in shades that are inoffensive to avoid turning away tenants, but this also leads to thousands upon thousands of neutral off-whites to choose between. In units that do not allow painting, removable wallpaper is a fabulous answer for this common issue.

There are so many designs and styles of wallpaper available that come designed for easy application (and easy removal for renters). Just remember to clean the walls thoroughly and always hang wallpaper from top to bottom for a smooth application process. You’ll be shocked how much this simple step alone will make your rental feel yours.

Paint When Possible!
Alternatively, some landlords can be shockingly amiable when it comes to paint (usually with the caveat that you repaint everything back to its original color when moving out). Painting a room can seem like a big undertaking, but a weekend’s worth of work might be the most impactful change that you can make on your space’s overall appearance. Even re-painting your walls the same color will make your rental feel fresher and cleaner.

If painting isn’t listed as an option, try asking about adding just an accent wall. Painting only certain areas can create a sense of separation in rentals where space is limited, and the original wall color is still there for comparison when repainting later on. Check out this article from interior design experts at The Spruce to learn more about accent walls! Don’t take a landlord’s allowance for paint for granted.

Invest in Your Own Tile and Backsplash
Flooring is one area where renters can feel limited in their options. Again, landlords tend to choose more conservative, muted flooring options to not scare away the average renter. This naturally leads to uninspired, tired floors that can drag down an otherwise satisfying floor plan. What most renters don’t realize is that rugs aren’t their only option.

Peel-and-stick tile flooring can be laid right on top of any existing flooring, and there are plenty of more affordable options that add color and style to rental properties. Likewise, temporary backsplashes are an underrated kitchen upgrade worth exploring. When stuck with something that doesn’t quite resonate with your style choices, cover it up with something that does!

Replace Your Hardware With Something Distinct
For this next move, all you need is a screwdriver and a place to store the old fixtures. Doorknobs, cabinet handles, and power outlets can all be easily exchanged for new options of your choice. Even lights and faucets could be switched out with the right know-how (though proceed with caution). Although some of these purchases can get pricey, the great thing is that all of these items can be packed up and reused at your next home.

As an extra note, electrical replacements can involve interacting with exposed wiring in some situations. Always err on the side of caution in these situations, and refer to the advice of an experienced electrician when possible. Lamps and adhesive, stick-on lights can do the trick of adding stylish lighting that these more direct replacements might have done.

Ready to make the move from renter to homeowner? If you’re a serial redesigner yourself, you feel frustrated when a space just isn’t quite coming together like you’d hoped. Maybe it’s something about the color of the walls, or the lack of natural light, or maybe you can’t quite put your finger on it. Rather than grabbing a paint roller for yet another new coat, maybe it’s time to look at your home from a completely new angle.

Many have heard of feng shui in association with interior design as a concept, but most are unaware of the positive effect that it can have on their home. Let’s take a look at the origin of this term and how its concepts can be used to finally make a home come together.

What is Feng Shui?
Feng shui is an ancient term with roots in Taoism which can loosely be translated as “wind and water.” As this translation might suggest, feng shui teaches that people are directly impacted by their environment, and this environment should be intentionally designed to not disrupt life’s “flow.” There may be some debate as to the authenticity of feng shui’s mystic nature, but its overall principles tend to make a home feel more focused, relationship-oriented, and career-friendly.

Applying feng shui’s laws to a room starts with learning its five elements: wood, fire, earth, water, and metal. Each element governs a sector of life such as family, career, or fame, and each is closely associated with a color that encourages success in these areas. Another facet of feng shui is known as the Bagua, which translates to the “eight areas.” In interior design, feng shui experts recommend translating the Bagua directly onto the floorplan of a home or apartment in order to dictate how the space is organized, but this practice may be too limiting for some.

One of the most important concepts of feng shui (and probably the one most easily applied to an existing design) is the “Commanding Position.” This term is used in reference to the space within a room where the most time is spent. For the living room, this might be a sofa, or it might be a favorite chair. Once this area is determined, the room should be rearranged so that this Commanding Position is in the farthest point away from the door and at an angle.

Note: While the Commanding Position should have sight of the door (without obstructions), it should not face the door directly! To learn more about the Bagua, or other elements of feng shui, check out this great overview by certified feng shui consultant Anjie Cho over at thespruce.com.

Using Feng Shui in the Living Room
Within the living room, there are many ways to apply feng shui principles to create a new look. As previously mentioned, starting with the Commanding Position makes sense, so push that favorite lounger or loveseat away from the door and against the wall! From there, reorient the room for comfort and to encourage conversation. Support this design philosophy by making sure each seat has its own table or surface, and ensuring that no one would be too separated from the action.

Living rooms are all about family and friends, which can be reinforced with earthy tones or blues and greens. Bringing additional plants or other greenery indoors will also be a plus, though it is important not to become too cluttered! The best interior designs that use feng shui are actually minimalist by necessity, since unused or broken items create a chaotic atmosphere that disrupts the natural flow of life. In short, you’re running out of excuses to not clean out that junk drawer.

Using Feng Shui in the Home Office
In the home office, the desk is the natural choice for the Commanding Position, but complimentary colors are likely different than they’d be in the living room. The office is a space largely dedicated to career efforts, meaning dark blues and blacks are strong choices to incorporate into the space, and mirrors should be used strategically to contribute to focus and productivity (watch what mirrors reflect when seated at your desk).

Other colors that are said to focus the mind are yellows, greens, and blues. Again, bringing in an office plant isn’t a bad idea as getting closer to nature reinforces many positive principles in feng shui, and reducing clutter within the home office may be more important than any other space in the house. For more ideas on how to make your home office your dream work space, check out these quick tips!

Using Feng Shui in the Bedroom
Finally, the bedroom is perhaps the most important space in the home when considering feng shui principles. That’s because the bed represents the self. Start by placing the bed in the commanding position of the room, then ideally place nightstands on either side with matching lamps. Headboards are also said to be important in establishing a secure zone surrounding the bed. Rounded corners, symmetry, and minimalism are central ideas for a bedroom that is fully in line with feng shui ideas.

An additional important point is to ensure that the bedroom is completely lit, since dark corners are said to suggest that there are neglected areas within the person’s life. Regarding clutter, storage beneath the bed is particularly frowned upon and should be avoided as well, as it suggests a lack of resolution. Implementing a few of these ideas into your home design could be the breath of fresh air that you’ve been missing, or at least another opportunity for an interior redesign.

How is your home’s feng shui? Dani Klaric’s content is a fantastic cross-section of small business ownership, creative editing, and vintage home decor.

Tay Beepboop | @taybeepboop on Instagram & @taybeepboop on Youtube

Another great follow for interior design is a Hawaiian-born creator that goes by “Tay Beepboop” online. Tay’s style is quite similar to Dani Klaric’s (in fact, they recently collaborated on an apartment suite in Australia together). Bright colors, vintage wallpapers, and curls are common sights in her home decor designs, and Tay will frequently feature items directly purchased from thrift stores in her room designs.

Tay will veer into simple tutorials a bit more often than Dani, but odds are that followers that enjoy one’s content will likely enjoy the other as well. Throughout its history, regional climates and cultures have heavily influenced the ways that their iconic cities grew and the unique look of their homes. Although recent trends toward a common, international look have reduced regional influences, a legacy of architectural taste still has considerable impact in the US.

Per an article by design specialists at Dwell, architect Marlon Blackwell describes the current context as “...a shared language, that’s almost global, based in the International Style or Modernist language…Where it becomes geographically and culturally specific, then that’s where it becomes altered.”

Although many American cities will see a variety of architectural styles in their neighborhoods today with only small variations that pull from regional factors, these styles cut their teeth on the shores of New England, in the wide open midwestern plains, and in the sandy Southwest. Today, let’s take a brief tour of some of the United States’ favorite architectural styles.

The Northeast - Cape Cod
Some of the US’s most iconic homes were built by pioneers in the Northeast, with their styles slowly adapted and updated over time. Unsurprisingly, there are a number of iconic architectural styles that are closely associated with the New England area. With that said, one of the most popular styles that is evocative of this region is the Cape Cod home.

Tracing their lineage back to English cottage-style homes, Cape Cod homes were named after the Massachusetts region of the same name. Most classically identified by fairly basic, boxy design and steep roofs, these homes utilized a large central chimney and fireplace to combat the punishing New England winters. The modern Cape Cod home will commonly have its chimney relocated to either end of the home, but its traditional minimal exterior ornamentation and emphasis on symmetry still rings true.

The Midwest - Prairie Style
In an effort to invent a truly “American” architectural style, the acclaimed home designer Frank Lloyd Wright developed the Prairie Style as a subset of the American Craftsman style. Springing first out of Chicago, Prairie Style highlights craftsmanship, natural elements, and simplicity (partly in response to the “overly busy” Victorian-style homes which were popular at the time).

Taking advantage of unused space in the Midwest, Prairie-style homes were built horizontally rather than vertically and they incorporated generous porch space as well as extended eave overhangs. Inside, these homes love open floor plans, which encourage family interaction and promote social gatherings. An iconic fixture throughout the Midwest and in California today, Prairie-style homes continue to influence modern architectural styles through their adoption of natural lighting and horizontal lines.

The Southwest - Adobe
Also known as Pueblo-style, Adobe houses draw from the styles of traditional homes constructed by the natives of Arizona, New Mexico, Southern Utah, and Southern Colorado. Flat roofs and thick walls crafted from adobe bricks create an iconic looking home that thrives in warmer climates due to the ability to absorb heat during the day and gradually release that heat through the night.

Contemporary Adobe-style homes don’t make use of the original materials that gave them their iconic look. Today, imitative materials and contemporary influences like slanted roofs have been incorporated into the Pueblo Revival style, though overall earthy shades on the exterior retain that unmistakable overall look.

The West Coast - Mediterranean Revival
As with many cities and regions throughout the United States, the West Coast has embraced many different architectural styles over the years, with some gaining popularity for a period before fading away somewhat. Today, home buyers are likely to find an eclectic array of choices in Californian cities, but one style of home that’s carved out a unique footprint in the West Coast market is the Mediterranean Revival.

Tile roofs and plain, often “white” stucco walls help identify this style which draws heavily from Spanish architecture. These homes sometimes also are designed with an interior courtyard in mind, which lends itself well to modern trends that have encouraged a return to nature. Fountains and greenery are great features that can pull a Mediterranean concept together.

This list is by no means exhaustive - what’s your favorite architectural style? From the basement to the dining room to the family room and everywhere in between, it can seem impossible to avoid this synthetic flooring option. In fact, it has officially become the most popular flooring option on the market (just behind carpeting).

However, for designers and homebuyers who prefer natural materials, the massive footprint of vinyl in the flooring market is a frustrating turn. After all, vinyl flooring is ultimately just an imitation of the authentic stuff (hardwood, stone, or tile). Other than affordability, is there any benefit to opting for vinyl flooring? To help drill down the real reasons for why vinyl flooring is so popular, let’s look at its potential benefits before discussing its lesser known problems.

What is Vinyl Flooring?
Far from a recent invention, vinyl can trace its history back to a legacy of “resilient flooring,” or flooring materials that were bendable and flexible, which made them much easier to install. In the late 1800s, vinyl was developed and first introduced to the public when incorporated into golf balls, shower curtains, and shoe heels. Vinyl actually wasn’t proposed as an option for flooring until the 1930s.

Marketed and coveted for its versatility and flame-resistant nature, vinyl flooring rapidly grew in popularity, especially as the material was slowly improved upon over the decades by features like cushioned flooring for increased comfort. Today, vinyl flooring can be installed in plank flooring or smaller tile flooring depending on what sort of material is being simulated.

Vinyl flooring has a sizable presence in both the residential and commercial real estate sectors, and its ability to replicate the look and feel of natural materials seems to improve every year. The benefits of vinyl flooring don’t stop there, by any means, though.

What Are The Benefits of Vinyl Flooring?
As previously mentioned, vinyl flooring really cannot be beat when it comes to affordability. According to an article published by Forbes comparing the costs of various flooring types, vinyl flooring was by far the most economical option ($1.50 - $6 per square foot at the time of publishing).

Homebuyers and renovators looking for the most budget-friendly option are naturally drawn to these savings, but vinyl flooring is also designed with DIYers in mind. Rather than paying for professionals to install hardwood flooring, homeowners can save even more by installing vinyl flooring themselves. Vinyl can be installed over pretty much anything, including concrete, hardwood, or even different layers of vinyl.

Vinyl flooring is flame-resistant, waterproof, and incredibly durable with resistances to scratches and scuffs. Thanks to these traits and its low demand on maintenance, families with younger children and pets are even more drawn to vinyl as a flooring material for pretty much any room in the home. Seemingly on every point vinyl flooring looks to be a strong option for homes and commercial properties, so what’s with the detractors? The truth is, as some argue, vinyl flooring might have their own health concerns that remain largely unknown to the general public.

The Problem with Vinyl Flooring
Many homeowners prefer the look and feel of natural materials in their flooring, even though hardwood floors or stone materials are more costly and require more maintenance. However, the reason why some have become a bit more alarmed by vinyl flooring options is due to the discovery that some of its materials may contain toxins.

Healthline Media, a health information publication based out of San Francisco, published an article criticizing flame retardants used in vinyl flooring and furniture due to their association with “...respiratory problems, neurological issues, skin irritation, and cancer.” In addition, a group of chemicals called “phthalates,” which are used to make flooring materials more durable, have been attributed to negatively affect development in young children.

Although there is plenty of dissension and skepticism towards some of these somewhat alarmist health claims, the negative qualities of vinyl flooring may be too quickly overlooked due ease of installation and minimal maintenance needs. Hardwood flooring, tile, and stone material designs can be beautiful and tie a room together in ways that synthetic alternatives just can’t match.

Neglected home maintenance tasks can lead to major problems down the road. Whether that means spending time at the office or remoting in from a coffee shop across the country, learning how to maximize productivity while capitalizing on opportunities this freedom affords has been an ongoing process for employers and workers alike.

Home offices are coming back into style in a big way, as remote or hybrid workers have searched for ways to increase their at-home productivity. If you are looking to adapt a room in your home to improve your remote working conditions or you’re interested in a revamp of your current workspace, here are a few traits that will make your home office first-class!

1. Select the Right Space
The first and most important aspect you must consider when setting up your home office is the location. Homes are full of distractions, especially if there are kids running around. Ideally, locate an area that is separated from the majority of natural traffic and noise so that you have the opportunity to focus on your work. Additionally, do what you can to separate yourself from home leisure items as much as possible. Television, instruments, or speakers have the potential to divert your focus and drain away productive hours.

Attics and basements tend to create an element of mental separation that lends well towards “resetting” minds from at-home relaxation-mode into work-mode. Considering the mounting evidence of the positive impact people receive from natural lighting (as expert office designers at New Day Office report), make rooms with windows a priority. If the option is available, a roomy attic space with a view is ideal!

2. Find the Right Furniture
With your location sorted, the next most vital aspect of your home office is your furniture, namely your chair. There are many great DIY options that homeowners can look at for saving money during room makeovers. However, considering the amount of time spent in it, your office chair is one accessory worth a little extra investment.

After selecting a nice, ergonomic seat, you have the freedom to get creative with your office depending on the amount of space you’re working with. Couches and extra seating can be beneficial if you anticipate occasional in-person meetings, and lounging spaces may come into use when stumped on a particular subject.

3. Make Technology Your Friend
These days, conducting business in a professional and timely manner is impossible without a reliable computer and a stable internet connection. If working at home is a new prospect, you may need to take stock of your current internet speeds and potentially upgrade to a higher speed plan with your provider. Directly plug your desktop into your router to keep costly disconnects during meetings and calls to a minimum.

For offices that lack direct access to sunlight, consider how you will keep your space well lit. Softer lights are best for sensitive eyes and should look the most natural through a computer camera. With your technical accessories set up, take the time to properly arrange your cords. Unsightly tangles can be a distraction, either directly or subconsciously.

4. Decorate to Match Your Goals
Finally, it’s time to make your home office truly your own! When decorating your workspace, take the time to think through your goals. While concentration is important for a productive space, certain jobs also benefit from creatively inspiring surroundings.

If you are looking for an office space that eliminates all distractions and allows you to maximize your focus, paint your walls neutral colors and apply a minimalist philosophy to your decorations. Alternatively, if maximizing endurance and sustaining through long hours is a concern, prioritize comforting soft color palettes on your walls and add pictures of friends, family, or pets.

Remember to take advantage of vertical spaces through shelving units if space is at a premium as well! Plants (even fake ones) can have a positive psychological impact throughout the workday, and even small points of greenery can have a surprising impact on your room as a whole.

5. Keep Your Space Organized
Perfect home offices don’t stay perfect without the appropriate effort and careful planning. To keep your home office clean and organized, make sure that every regularly used item has a dedicated space where you retrieve and replace it. Workplaces can become cluttered very easily and a chaotic atmosphere will build unnecessary stress. A regular routine of cleanliness and organization should always be a priority.

For your keyboards, keep a compressed air can on hand so that dust and debris doesn’t pile up between the keys. Also when selecting a trash can, be sure to pick one with a cover. Remember, clutter and garbage can be another unwanted distraction! Garbage can covers will help take these things out of mind.

Home offices are a great place for homeowners to express their creativity! By understanding your own needs and tendencies, your home office can become a productive space that even surpasses what can be accomplished in a traditional work setting.

Small home maintenance issues can grow into shocking distractions! Depending on the size of your home, finishing your basement could double your usable living space! Additionally, with cost savings from added insulation and value added to your home on resale, it’s no wonder that homeowners get so excited about starting their basement remodeling projects.

Too often, though, our imaginations are limited by our budget. While a basement could transition into a cozy home theater for a movie night in, or a wide area for the kids to play, the costs of remodeling a basement can stack up quickly. For any prospective DIYers or homeowners looking to make the most of their money, here are some quick tips for how to remodel a basement on a budget.

Pace Yourself
The first thing that every homeowner should do when planning a home improvement project is to assess their capabilities. While it’s true that there is the potential for substantial savings by doing some (or all) of your renovation work on your own, key areas done incorrectly can lead to major problems down the road.

Waterproofing your basement might be the most expensive part of finishing a basement, but it’s also the most important. While you may benefit from seeking out less expensive alternatives in other areas, waterproofing is not an area that homeowners should look to cut corners.

After taking care of the necessities and any structural repairs first, plan out the remodel in chunks or stages. Target spaces that you plan on using first, and leave areas that you occupy less often for later. Section off spaces that contain things like your furnace, water heater, or electrical panel, and plan a room or smaller area to start. This strategic allocation of your budget will allow you to see the most use out of each dollar spent.

Pick Your Materials Wisely
Another major expense during a remodel comes from the selected materials themselves. If you plan on installing a second kitchen or bathroom, the project will always demand a more considerable investment. However, savvy homeowners can look to select cheaper material alternatives without sacrificing style.

While nothing matches the selection that comes with ordering custom cabinets, stock cabinets can work great with the right design philosophy! In addition, rather than opting for tile or wood flooring, carpet squares or concrete with epoxy can be both inexpensive and attractive. With the right picture in mind and a bit of creativity, homeowners can see the most overall savings on their remodeling job just from smart material selection.

When in Doubt, Paint
Let’s say your budget is even tighter than you thought, but you’re committed to finishing that second living space. No problem! One of the best things that any homeowner can do to clean up the look of a room is to use paint.

Whether finished or not, paint your basement walls, your concrete floors, and even your exposed ceiling! The transformation that takes place can be shocking with this inexpensive move, but be sure to select your colors with the correct considerations in mind. Basements tend to have a dark, unwelcoming ambience naturally, so brighter colors are best to counteract this tendency. Additionally, bright ceilings can actually make a room seem taller and more open naturally.

If you choose to solve your remodeling woes with paint, there are a few things to keep in mind. When painting an unfinished ceiling, consider using a sprayer to effectively blend together pipes, beams, and other fine-detailed components. Also get ready to shake loose plenty of dust from these areas in the process!

Remodeling or finishing a basement can add a surprising amount of character to a home. With the right plan in mind, homeowners can take on this project with confidence (and without breaking the bank).

Did you know that minor structural damage discovered during renovations can lead to major expenses down the road? While there are many changes that can radically alter the look of a room, there is almost no change as impactful as switching to hardwood floors.

For many new homeowners, installing hardwood floors is at the top of their to-do list. While carpet can provide a feeling of warmth and comfort for a family, any new occupants may see old carpeted areas as a den of decades-old germs and allergens ready to strike. If you haven’t made the switch already, here are a few benefits of hardwood floors, along with some strategies to maintain them.

Advantages of Hardwood Flooring
For any style or color scheme, hardwood flooring is extremely versatile. While interior design can boil down to a matter of taste, nothing matches the dynamic that hardwood floors can bring to a room—and designers swear by them! While certain woods lend themselves well to certain styles, stains and refinishing options can make your hardwood floors fit any concept.

As mentioned earlier, a constant concern for homeowners is the quality of their air. Carpets are known to easily trap dust, dirt, allergens, germs, and other particulate matter. These substances can accumulate and settle, reducing the quality of air within the home (especially for a family with pets). Even flooring options like laminate and tile have grout lines that hardwood floors don’t. Comparatively, hardwood floors are easy to clean and require less maintenance than most other alternatives.

For some homeowners, they may be hesitant to commit to hardwood floors due to their steep price tag. Hardwood floors cost more to install than carpet or tile. However, homeowners that make the switch can benefit from its advantages and may actually save money over time. Hardwood flooring (when well-maintained) has a much longer lifespan than carpet. Depending on the wear and tear experienced by carpet, homeowners will likely need to replace their carpeting every 10 years or so. This also assumes that the carpet won’t be permanently stained and need to be replaced even earlier. Meanwhile, well-maintained hardwood floors can last over 100 years.

Depending on the specific type of wood, hardwood floors are famously durable. Though they can scratch or dent in areas with heavy traffic, this damage can be easily repaired. Worn sections can be re-stained periodically, and the need for full replacements are extremely rare. Between all of these benefits and the resale value added, every homeowner should consider hardwood floors for their next home upgrade.

The Hardwood Floor Care Routine
The best way to take care of your beautiful hardwood floors is to develop a consistent maintenance routine. Incorporate these tasks into your regular home maintenance schedule to keep your hardwood floors looking brand new!

Daily - Dust your floors every day to work towards preventing scratches and scuffs that gradually grow with regular wear and tear. Dusting reduces the presence of allergens and dust that can lead to sickness.

Weekly - Clean your floors with a damp mop and use a cleaner that works with your stain and your wood type. Overcleaning can dull your stain, and cleaners that are too acidic can damage your finish. Be sure to research before selecting the best cleaner for you!

Every Three Months - Polish your floors to reduce minor damage and add a renewing shine. Be sure to sweep or vacuum first, and target water-based polish to avoid introducing toxins into your home.

Once Every 10 Years - Refinish your floors to restore their original appearance. This is the key step for longevity!

A few additional tips: scratches are the number one battle that homeowners with hardwood floors need to combat. High heels and pets with untrimmed nails can cause dings and damage if not regarded with caution. In addition, rugs and placemats can protect highly-trafficked areas or entryways where moisture can collect and cause wood floors to swell.

Remember to schedule an inspection with NPI before any major remodel! For many, this might mean a transition from an apartment to a traditional single-family home.

Certainly, a traditional home has many potential draws for a first-time homeowner, but depending on priorities and interests, it would be a mistake not to consider a condominium. Condos are often regarded as a less expensive, more obtainable first home for young people. If you are in the market for home ownership, it would be valuable to review the pros and cons of buying a condo. But first, it’s important to develop a general understanding of how a condominium differs from an apartment or a traditional home.

What Is A Condominium?
A condominium is a residential complex consisting of separate units, each owned by their respective resident. Often abbreviated as simply “condos,” these units resemble apartments in some ways, often sharing walls with other units. Sometimes they are even located in highrise buildings, with units above or below one another.

Condo owners are responsible for the upkeep of their units’ interiors, while they must join their condo’s association to collectively care for the building’s exterior and shared spaces. In short, a condominium could be viewed as a sort of intermediate living space between an apartment and a traditional home. While a condo may appear more similar to an apartment, its residents have much more ownership over the property in comparison.

Whether a condo or a traditional home is the best choice for a new homeowner is entirely up to their specific situation and preferences. Consider these aspects before purchasing your next home.

The Pros of Buying A Condo
Many would be quick to point out that condos are (on the whole) much more affordable than traditional homes. While this is certainly the case in general, homebuyers should make sure they take the full picture of costs into consideration before making their decision (more on that later).

An additional benefit to condo owners is their overall freedom from routine maintenance. Traditional homeowners are required to shovel, to take care of their lawns, and to paint the façade of their homes, but a condo association collectively hires out for these regular necessities.

Finally, condo owners have the benefit of shared spaces within condo communities, which often consist of various enticing amenities. Things like pools, basketball courts, gyms, and other recreational areas are common in condo communities and may be enough of a draw for people interested in these sorts of shared spaces. These amenities and the common trait of condos being located in downtown, urban areas might mean an extra appeal for those looking for a stronger sense of community as well.

Still, while there are many positive traits inherent in condominiums, there are a few drawbacks for homebuyers to consider.

The Cons of Buying A Condo
From a pure investing perspective, condominiums have proven to appreciate at a slower rate than traditional homes. In addition, condos have a reputation of being difficult to sell or flip in comparison to single-family homes. To bolster resale options, condominium owners need to rely on location and other aspects to better differentiate their units from others.

Additionally, while condos are often cheaper than traditional homes, sometimes they are not. As a condominium owner, each resident must join their condo’s association and pay monthly dues that work towards regular maintenance. These fees can range from $100 to $1,000 in many cases, often adding up to a higher overall cost than a single-family mortgage.

If considering a condo, a home buyer should always look into their association’s books, available to any inquirer interested in a purchase. Healthy associations should carry a surplus for sudden larger maintenance needs like roof repairs. Poorly run associations can result in sudden, unexpected bills divided out between members, or even larger monthly dues when others aren’t pulling their weight.

Lastly, while condos may offer a greater sense of community, this may well be a negative aspect for some. Shared walls means less privacy, and strict association guidelines (covenants, conditions, restrictions, and easements or CC&Rs) mean less freedom.

Condos aren’t for everyone, but they do allow for certain perks. It is best to be informed of all considerations to make the best choice.

A routine home maintenance inspection can lead to significant savings as you avoid major damages down the road. Schedule your next home maintenance inspection with National Property Inspections today!
1453How To Reclaim Your Junk Roomhttps://npiweb.com/Blog/Posts/PostId/1443/how-to-reclaim-your-junk-roomCleaning Tips,DIY,Home DecorMon, 09 Jan 2023 16:16:00 GMT
HOW TO RECLAIM YOUR JUNK ROOM
January 9, 2023 | DIY, Cleaning Tips, Home Decor | kitchen, living room, bathroom, office, attic, basement, garage

Every homeowner has a problem room. Whether it is their garage, their attic space, or their basement, the increasing pace of life has demanded we develop a go-to area for things that don’t have a designated space at the moment. We’ll get to it later, for now, let’s just store it in the closet, or the spare bedroom. This phenomenon has come to be known as the dreaded “junk room.”

Quickly, a junk room’s original intent has been stretched beyond recognition and you’ve got a mess on your hands. The anxiety that you get from thinking about that task is natural, and probably a little too familiar. Don’t worry though! Rather than focusing on the difficulty of the task, imagine how satisfying it will be to reclaim the space. Now is the time to commit yourself to reorganizing your disaster space.

Lay Out Your Plan
Depending on the size of the job on your hands, the planning stage becomes increasingly important. See past the mess and envision the potential of the space in front of you. Do you want to revert the space into something similar to its original intention, or do you want to reinvent it? You don’t need to answer all of these questions immediately since the answers may become clearer during the process, but it is important to start asking as soon as possible.

Logistically, estimate the amount of time you will need to set aside for the job. Is it reasonable to set aside an hour or two to tackle the space, or is it something that might take up a full weekend? Whatever the case, set up your schedule with room for growth to be safe.

Additionally, you will need to equip yourself sufficiently for the job. Gather cleaning supplies, trash bags, and containers for temporary sorting like laundry baskets or cardboard boxes. If you plan on donating items, it might also be smart to plan out a timeframe for when you would like to transport those items as well. With your plan in place, you won’t get bogged down in the little details when the real work begins.

Establish the Staging Ground
With a solid plan in place, you are ready to tackle even the biggest messes. A vital area during this process is the staging ground. Your staging ground should be an orderly area where you can organize your supplies and potentially start some sorting down the road. Designate a table or counter within the room ideally where you can organize and orient yourself. If this sort of space isn’t reasonably available then find a location in an adjacent room until you can relocate.

Again, depending on the extent of disorganization within the space, it may be worthwhile to do an initial sweep with a garbage bag or with a box where you can gather any obviously misplaced items. Clear as much walking space as possible, throw away broken or unusable items, and rearrange simple items to provide extra working space. With this breathing room established, you should be ready to tackle your junk room in full force.

Remove Everything
That’s right, everything. You may need a lot of space, but work to take everything out of the space that you are trying to clean up in preparation for sorting. Larger jobs will necessitate breaking down the job into smaller parts to make the task more manageable. Still, start with the biggest issue to develop a positive forward momentum.

Rather than cleaning out the entire garage at once, target the top shelf of your workbench, or take everything down that’s hanging on one wall. As you work through this process, take the opportunity to do some deep cleaning on the bare areas. This is most easily done if you can clear out the entire room at once, but it can also be accomplished in chunks. Don’t overwhelm yourself by taking on too much at once.

Organize Your Items
With an empty and clean room, you can focus on organizing everything that you removed. First, sort your items between the broad categories of what you plan on donating or selling, what you need to throw away, and what you plan on keeping. During this step, err towards culling your items so that you have more storage.

Ask yourself when you last used each item, and whether you would miss them if you didn’t have them anymore. Too often, houses become cluttered by things that might be useful in the future, causing homeowners to lose track of the things that they really need.

After this, organize the items that you are keeping between what needs to be returned to the room, what can be relocated elsewhere, and what should go into storage. You should have far fewer things to sort through if you were honest with yourself while purging items.

Consolidate and Refill Your Space
Finally comes the most satisfying step: refilling the room.

Feel free to get creative and reimagine your space, while keeping practicality in mind. Place frequently used items in areas that are easily accessible and develop a system that works well for the space. This is the point where some can get overly excited and start buying new bins and containers, but remember that you can reuse and repurpose containers for storage!

Once everything is in place, train yourself and your family to respect your new system. As your new room gets used, don’t be afraid to adjust things that didn’t quite live up to your initial concept either. Relocate items and tweak furniture arrangement as needed so that you can avoid the room descending back into its former state.

Did you know that an annual home maintenance inspection can alert homeowners to potential damages before major repairs are needed? Some styles can break through the revolving wheel of trends, but most have to wait their turn for their time in the sun. Which styles are predicted to make a resurgence in 2023, and which ones seem to be on their way out? Brush off your toolbelt DIYers, 2023 just might be your year.

Life In Sepia-Tone
For years, home decor has been widely monotone and modern. This hyper-intellectual, minimalist design is on track to take a backseat this year - and it’s about time. Finally, color is starting to creep its way back into interior design.

Potentially influenced by work-from-home lifestyle changes, homeowners seemingly are being drawn towards warmer colors, and reintegrating comforting, personality-driven tones back into the home.

Design experts are expecting warm reds and oranges to dominate the space, and for gold to be a primary embellishment tone. Of note, beige and other brown shades may be the go-to neutral to replace the ever-present grays of past years. With these warm tones, homeowners are looking to make their homes cozier, departing from the more sterile, style popular prior to 2020.

While color is moving back into the home, expect hues to remain muted for the most part, with stronger saturations reserved for “statement” pieces. In particular, high-contrast “Statement Rugs” are said to make a major splash in the interior design sphere in 2023. Contrasting blues are said to be tones of choice, and sage green is a persistent favorite for naturalists.

Nostalgia-chic
One trend that has seeped into practically every facet of life in recent years is nostalgia. For interior design, the key here is not to rely on a direct replica of yesteryear, but to incorporate positive memories and notions of long-discarded trends into a modern setting.

Twenty twenty-two saw a surprising return of what has been dubbed the “Coastal Grandma” style or “Cottagecore.” Floral patterns and pastoral overtures dominate this space, once again highlighting the overall trend of comfortability and coziness within the home. Also related to this trend has been the return of gold into bathrooms or as a luxurious accent elsewhere in the home.

Buying into Cottagecore does not mean making over a home to look just like your grandmother’s, however. It is about incorporating positive, folksy vibes into a modern context. Further investment into this nostalgic wave might also include some extra stops at thrift shops and antique stores to incorporate into the home, with opportunities to add character and personalization.

Bring The Outside In
There has also been one competing trend to what we’re calling “Nostalgia-chic” gaining steam through the past year or so. Natural wood, stone slabs, and perfectly imperfect aspects of nature have been moving indoors as a pastoral movement has seen a steady growth in interest. One might consider this trend to fall in line with the overall “warming” that has been seen in home decor, with comforting woodgrains popping up everywhere. However, this trend seems to be a unique movement in its own right.

Many designers love the opportunity for uniqueness that this trend offers. Look for natural features influenced by local flora and other one-of-a-kind traits associated with the region. In some areas, indoor gardens have also seen a rise in prominence, including some more radical notions like “living walls.” While these features might be a bridge too far for some, the welcoming, tactile textures nature provides are particularly intriguing.

Prepare For An Art Deco Encore
For a final trend to expect heading into 2023, look for a return of Art Deco - a trend that some have been calling the “Art Deco Encore.” Just as in the past, this trend draws on the same bright colors, symmetry, and geometric patterns that made it famous. This trend is driven in part by the general desire for nostalgia, but it is also inspired as a counter to the previous minimalist movement. Art Deco designs can, at times, seem too busy for some, but the room for personality, again, is nearly endless.

In particular, designers are expecting curvier designs to come to the forefront this time around. From rounded furniture to the return of alcoves and arches, rigid modern corners are being discarded quickly for a softer, more welcoming style.

Before your next DIY interior makeover, check in on your yearly home maintenance inspection. Around 30 million live trees are sold each year at tree farms. They’re a nice touch for those that want a more authentic holiday feel. If you’ve been thinking about picking out a live tree for your celebration, here’s what you need to know to find the right one.

Pick Out a Spot at Home
Before you head to the lot to chop down your tree, be certain you can actually get it in your home first. While movies like Christmas Vacation and Elf make fun of picking out a comically large Tannenbaum, in reality they can be a headache. You may end up having to drastically trim it down and be left with a pile of twigs as opposed to a pristine pine. Pick out where you want to place your new tree, and measure the area on the floor and the distance between the floor and ceiling. You’ll also want to be sure you have an adequate stand for the tree to keep it from tipping over. (To prevent your tree from going up in a blaze of glory, keep it away from heating vents and of course fireplaces and heaters.)

Research the Tree You Want
Another good step to complete before you purchase a tree is to research the different kinds. Different species will grow in different locations, so not every one will be available to you. Cypresses, pines, firs, and spruces are typically the most common types. Each has its own lifespan, care needs, and even smell or coloring. Ask the attendant helping you to provide more information on the species they have.

Check the Freshness
Most trees can last up to a month when taken care of properly. However, your tree needs to be as fresh as possible when you buy it so you won’t have to take it to the curb early. When checking it over, lightly bend the needles. A fir that’s fresh will have needles that snap whereas pines shouldn’t. Look at the ground around the tree and see if there’s a lot of needles. A shake test will also let you know freshness, as only a small amount of needles should fall off. Color is another good indicator of the tree’s age, and in this instance, it’s best to go for one as green as possible.

Check for Animals
To avoid the “wily squirrel in the tree fiasco,” double-check you won’t be taking any critters back home with you. Squirrels, birds, and some other small animals tend to make themselves at home in trees. Look for signs of a nest further back in the branches. If you do spot one, see if you can find any fresh signs of life. A tree that’s occupied is better left alone and reported to the lot staff.

Cut it to Last
Making the right cut is crucial to your tree lasting more than a few days. For starters, use a saw designed for the tree so you don’t damage the trunk. Cut up an inch or so from the ground. This will allow the tree to properly re-sprout on the end and be able to take water. Don’t let the tree timber over, as it can cause the bark to splinter and tear off. After you’ve cut it, take it home as soon as possible to keep the sap from scabbing over the end and hindering re-sprouting.

Give Your Tree Back
When you’re done with your tree for the holidays, you can re-gift it. Some recycling programs use the trees for mulch or other biodegradable purposes. Animal sanctuaries or zoos can also use the trees as food. You can still keep the giving spirit going!

For help with all your home inspection needs, contact National Property Inspections today.
14306 Great Gifts For First-Time Homeownershttps://npiweb.com/Blog/Posts/PostId/1425/6-great-gifts-for-first-time-homeownersHoliday,Home DecorMon, 28 Nov 2022 17:27:00 GMT
6 GREAT GIFTS FOR FIRST-TIME HOMEOWNERS
November 28, 2022 | Home Decor, Holiday | winter, first-time homeowner, new homeowner

Now that Thanksgiving is firmly in the rearview mirror, season’s greetings! Happy holidays! Merry Christmas! It’s the season of giving, and for your family or friends that have gifted themselves their first homes, now is the perfect time to get them something to help them in their home-owning journey. Becoming a rookie homeowner can be difficult, so congratulate your loved ones with one of these essential housewarming gifts (that they will absolutely thank you for).

Tool “Starter” Kit
Just because someone is a first-time homeowner, does not necessarily mean they aren’t “handy.” However, until someone is forced to buy a tool set for regular repairs and maintenance, they usually won’t. Rather than continuing to rely on a friend or family member to borrow tools as the need arises, any new homeowner in your life will greatly appreciate a basic tool starter kit or drill set of their own. In comparison to living in an apartment, home ownership naturally leads to much more personal responsibility to make repairs. While other gifts might be more flashy, nothing will be more appreciated in the long run than a simple tool set.

Yard Gear
While we are on the subject of basic tools and maintenance, a first-time homeowner who doesn’t have indoor tools yet, they are even less likely to have the necessary supplies for yard work. Anything from basic supplies like shovels, to larger investments like lawn mowers, yard gear is an extensive category that often can be neglected when it comes to housewarming gifts. Again, these basic tools will be greatly appreciated in the long run, so don’t overlook something like a high quality rake for a housewarming gift. As a last note for tools, there’s nothing wrong with keeping things general with something like a Home Depot gift card. Resorting to gift cards can feel like giving up, but along with homeownership, home improvement projects are never far behind.

Organizers (Tools, Lids, Under-the-Sink Bins, and More)
With more space, first-time homeowners will quickly accumulate things. Organization is a constant fight, but you can help them win their battle before things get out of hand. Sorting containers for under the sink, organizers for small tool items like screws and nails, and holders for food container lids save a surprising amount of rummaging time and will surely cut down on unneeded frustration.

Lightbulbs and Air Filters
One eye-opening realization in store for any first-time homeowner is the amount of regular maintenance that comes with keeping a house in its best condition. With this in mind, things like extra light bulbs are constantly overlooked by new homeowners. In addition, HVAC companies generally recommend changing air filters every 90 days. A built-in bookshelf may just be your solution! It can provide you with a place to store your books out of the way and make them easier to grab. You’ll also have a great conversation piece for your next get together.

Tools You’ll Need
You may find yourself needing some additional materials if you want a more elaborate shelving style, but in general, here’s what you’ll need:

Nail gun

Wood glue

Boards of varying length

Table saw

Miter saw

Sandpaper

Paint

If you buy your boards pre-cut, you may not need the saws, and of course you can always use a hammer in lieu of a nail gun.

Measure Your Project
Measuring is always the most important first step before you start sawing and nailing away at your project. With either some tape or a carpenter’s pencil, mark an outline of the area you’ll be building in. Measure away from any moulding so you don’t miscalculate and end up having to start all over. You’ll have to remove moulding or baseboards that are in the way, so keep that in mind when choosing a location for your bookshelf.

Mark Out Your Supports
To make your bookshelf a “built-in” you need to secure it to the wall it’ll be against. Using a stud finder, mark the studs that are inside your taped off area. The locations of the studs may alter your design plans. If you find they’re farther apart than you initially thought, then you’ll have to adjust the width of your shelves. Don’t try to get by with attaching to one or no studs. You don’t want to have a bunch of books and wood come crashing down.

Build Your Frame
Next, measure out the width between the end panels of your bookshelf. Attach the back of the shelf unit to the end panels and then mark the locations of the shelves. If you’re going to make caps or covers at the top and bottom, move the last shelves in a bit to attach them to. Then you can start putting the shelves at the spots you marked.

Attach to the Wall
Once you’ve assembled your shelf frame, you can then attach it to the studs in your wall. You’ll want to be sure you use a screw long enough to reach through the back of your shelf, through the wall, and into the stud. Use multiple screws to ensure that the whole unit is secured and won’t risk tipping over.

Finishing Touches
After you’ve put up your new shelves, it’s time to put the last few decor pieces on. You can choose to paint the shelves the same color as your wall, or opt for something that’ll make them pop more. Reattach any moulding along the top or bottom to give a more continuous look to the whole thing. You might find that putting on some doors on the bottom half will give you a more minimalistic look and help hide additional clutter. Then it’s time to decorate with your favorite books or art pieces!

Call National Property Inspections today.
Your local NPI inspector has the professional training and experience to help assess the condition of your home. Find your local inspector today to schedule your inspection.
1357
