Home Inspection Services

Although we do not require you to be present during the inspection, we encourage you to attend at least the final portion of the inspection. This allows us to walk through the property with you, pointing out findings and explaining elements of the report. Below is a short description of some of our inspection services. If you have any questions or would like more information regarding a specific service, please contact us.

  • Homebuyer’s inspections (pre-closing)
A homebuyer’s inspection, sometimes referred to as a "general home inspection,” is booked prior to closing on either new or existing home.
  • Homeseller’s inspections (pre-listing)
A general home inspection completed prior to listing or selling a home gives current owners an idea of maintenance items to address.
  • New construction draw inspections
Construction draw inspections are conducted for property owners or construction lenders during the construction process to determine the percentage of completion at various stages of the construction process.  NPI’s construction draw inspections allow for the appropriate amount of funding to be released to the contractor at specific points in time over the life of the construction project. Timing and reports for these inspections are customized to fit the needs of the client.
  • New home construction inspections
NPI inspects new homes for home buyers or builders upon the completion of construction.  This protects the home buyer by identifying any deficiencies which can be corrected prior to taking possession of the new home.
  • New home builder’s warranty inspections
The majority of new home builders provide homeowners with a 12-month Builder’s Warranty. Ordering an inspection before the warranty expires gives the homeowner a professionally-prepared report to go over with the builder to address possible issues.
  • Employee relocation home inspections
Prior to beginning negotiations for purchase of a home, relocation companies generally order a home inspection to determine the need for repair and maintenance.
  • Examples of what a home inspection can show you:
  1. Roofing: Exposed roofing nails, broken or missing shingles, shingles past their life span, improperly installed flashings, areas of potential water intrusion.
  2. Foundation: Cracks in block, concrete or missing mortar, bowed foundation walls, evidence of recent or chronic moisture intrusion.
  3. Electrical: Open grounds and reverse polarity in outlets, scorching at the breakers, open splices not protected by proper boxes, frayed service lines, any unsafe condition.
  4. Plumbing: Leaks in visible supply or drains, leaks in faucets or handles, improper support of drain lines.
  5. Exterior surface: siding problems, windows that don't operate properly, Exterior faucets or outlets that don't operate properly.

This is a very small list of the potential problems that an inspection can find.  There are hundreds of components looked at, including HVAC systems, attics, crawl spaces etc.  So whether you live in Starke, Laporte, Porter County or in the Valparaiso area let us help you make the best decision you can when buying a home.
