October 2008: Forced Air Furnaces
Forced Air Furnaces

Furnace
The most common type of forced air furnace provides heat by burning a fossil fuel to warm the air around the furnace’s “heat exchanger,”  then distributing the warm air throughout the home via ductwork. Typically, the fuel is natural gas, propane or oil.

With a properly operating system, the combustion byproducts, such as gases, are safely drawn out of the home through a chimney or vent pipe.

All furnaces should be serviced annually to assure safety and proper operation. A National Property Inspections professional will evaluate your furnace during a home inspection as follows:

• Examine the exterior of the unit for rust, corrosion, burning, discoloration and loose or suspect wiring.
• Identify the furnace and note its serial number to determine the unit’s age and size.
• Note any unusual noise or vibration from the unit.
• Check for air delivery to all rooms and make overall inspection of the duct work.

If any problems are evident, your NPI inspector will note them and recommend further evaluation and repair by a qualified HVAC technician.
