NPI offers a full menu of inspection services to both residential and commercial clients. Our most popular inspections include new construction, existing residential and commercial buildings, multi-units, condos, manufactured homes, pre-listing inspections and 11th month inspections where new home warranties are about to expire.  In addition, pool/lap inspections, well performance testing and water quality testing.

NPI also performs Wind Mitigation Assessments, which can reduce your homeowners insurance premium by up to 40%!  This brief inspection will include completion of the uniform wind mitigation form, which was designed by the state of Florida and is accepted by all insurance carriers.  A 4 Points Insurance Inspection can also be obtained.  This service may be required by your insurance company if your home is older than 20 years.

For some, it’s easier to understand that an older home will be in need of some maintenance and repairs. After all, you are purchasing a “used” piece of property. A new home can be just as demanding and expensive. According to a National Association of Home Builder’s study on new home buyer callbacks released in March 2006, home builders receive an average of three callbacks on each new home they build and spend an average of $476 on repairs. The top five problems include, paint, wall board, plumbing, doors and windows. Having a home inspection completed prior to closing on a new home, means you move in after problems are fixed so you can enjoy your new purchase.

GREEN CORNER

A recent study by the World Business Council for Sustainable Development (WBCSD) found that key players in real estate and construction misjudge the costs and benefits of green building, creating a major barrier to greater energy efficiency.

  • The estimated additional cost of building green was 17%. The true cost  difference is only 5%.
  • The estimated greenhouse gas emissions of building was 19%. The true contribution of greenhouse gases is 40%.
  • Existing technology combined with common sense design can increase energy efficiency by 35% and reduce heating costs by 80% for the average building.
  • 80%-85% of total energy consumption and CO2 emissions of buildings comes from occupancy through heating, cooling, ventilation and hot water use.

What all this means is this: Your home consumes a lot of energy, and with minimal cost and a little foresight, you can reduce your home's impact on the environment!
